Role Purpose

Lead leasing strategy and transaction execution across the Australian and New Zealand property portfolio, comprising approximately 18 assets and ~118,000 sqm.

The role is responsible for driving leasing outcomes, reducing vacancy and income risk, optimising transaction economics and maintaining a strong forward pipeline.

Key Accountabilities

Portfolio Leasing Strategy

· Lead portfolio and asset-level leasing strategies in partnership with Asset Management.

· Identify leasing risks and opportunities and develop strategies to improve occupancy, income and asset performance.

· Provide market intelligence and leasing recommendations to support asset business plans, capital expenditure and positioning.

· Establish leasing priorities across the portfolio based on vacancy,



income risk and market opportunity.

Leasing Origination & Execution:

· Lead new leasing transactions across the portfolio, from origination through to execution.

· Generate opportunities through agents, tenant representatives, direct occupier engagement and portfolio relationships.

· Lead commercial negotiations across rent, incentives, term, capital contributions, security and other key terms.

· Manage internal approvals, external lawyers, consultants and stakeholders through to lease execution.

· Direct and manage leasing agents, including appointments, fees, strategy and performance.

Commercial & Financial Performance:

· Lead financial assessment of leasing transactions.

· Recommend transaction structures that balance deal economics, vacancy risk and asset strategy.

· Assess the impact of leasing decisions on income, valuation and asset performance.

· Provide leasing input into asset capital strategies, fitouts, refurbishment and repositioning initiatives.

Portfolio Management & Reporting:

· Own the portfolio leasing pipeline, transaction tracker and leasing performance reporting.

· Provide senior management with transparent visibility of leasing activity, risks, opportunities and expected outcomes.





· Maintain strong relationships across the agency, tenant-representative and occupier markets.

· Work closely with Asset Management, Property Management, Finance and external advisers

Business Improvement

· Drive improvements to leasing processes, reporting and management information.

· Establish consistent commercial disciplines and transaction processes across the portfolio.

· Act as the internal leasing specialist on strategy, negotiation, transaction structuring and market conditions.

Measures of Success

· Leasing transactions and sqm completed against agreed objectives.

· Absorption of vacancy and mitigation of leasing/income risk.

· Deal economics relative to market and approved parameters.

· Strength and conversion of the forward leasing pipeline.

· Accuracy and quality of portfolio leasing forecasts and reporting.

· Delivery of agreed leasing process and business improvements.

Experience & Capabilities:

· Strong commercial property leasing experience, preferably across institutional office portfolios.

· Demonstrated ability to lead complex leasing transactions and negotiations.

· Strong financial capability across leasing economics, incentives, NPV/IRR and valuation implications.

· Strong commercial judgement and understanding of Australian commercial property markets.

· Established agency, tenant-representative and occupier relationships.

· Ability to operate autonomously across a geographically dispersed portfolio and influence senior stakeholders
