As we embark on an exciting series of projects, we are looking for an exceptional Quantity Surveyor to join our dynamic construction team. The ideal candidate will bring experience in high-rise residential construction and possess strong leadership qualities.

About the Role

Reporting to the Head of Procurment, the Quantity Surveyor is responsible for managing the contracts and costs of our construction projects. This involves carrying out studies of project duration and labour costs, examining and analysing material costs, setting up orders and certifying subcontractor payments, managing works to the contract and finalising the commercial close of projects.

Key Responsibilities

- Prepare cost plans, budgets and Bill of Quantities rates, and agree final accounts
- Manage the tender process, including scopes of work, procurement schedules, subcontract packages and tender comparisons
- Negotiate with subcontractors to secure advantageous terms, and assess risk on contracts and agreements
- Manage and challenge progress claims, variations and payments to tight deadlines,



including payment schedules under the Security of Payment Act
- Prepare weekly and monthly commercial reports, with accountability for forecasting, cash flow and anticipated final account
- Identify and implement value engineering initiatives
- Provide input into cost loading and construction programs, and prepare extension of time claims
- Resolve contractual issues with subcontractors and work with the design team to close out unresolved design items before tender
- Attend site to verify completed works, review contractor progress and support site activities
- Manage project close-out, including warranties, certifications, as-builts, Deeds of Release and documentation required for the Occupation Certificate

Skills and Experience

- Relevant tertiary qualifications in Quantity Surveying, Construction Management or similar
- 6+ years' experience as a Quantity Surveyor, including on high-rise residential projects
- Solid commercial acumen, with proven forecasting, cost planning and contract administration skills
- Proficiency in Cubit and Bluebeam
- Ability to read and interpret plans, drawings and specifications
- Excellent analytical, problem-solving and negotiation skills
- Excellent written and verbal communication skills
- Highly organised and detail-driven, with the ability to manage competing deadlines
- A proactive, collaborative approach and a genuine commitment to quality outcomes
