We are seeking an experienced, motivated and detail-oriented Portfolio Property Manager to join our growing team at Ray White North Lakes | Burpengary East | Murrumba Downs.

n

This is a Monday-to-Friday, full time role managing a well-structured portfolio of approximately 130 residential properties, with no leasing, trust accounting or business development responsibilities.

n

You'll be supported by a dedicated leasing team, modern systems, and experienced leadership who understand property management.

n

This role would suit an experienced Property Manager who enjoys managing a clean, well-supported portfolio and values structure, teamwork and long-term relationships over high-volume leasing or business development.

What you'll be doing n

Manage a residential portfolio of approximately 130 properties

n

Provide exceptional, consistent communication and service to landlords and tenants

n

Conduct routine, entry and exit inspections

n

Coordinate and oversee maintenance and repairs efficiently

n

Negotiate lease renewals and rent increases

n

Manage arrears

n

Prepare and attend QCAT hearings as required

n





Maintain accurate records and transparency using Ailo and related systems

n

Act as a trusted adviser by understanding market conditions and providing proactive insights to clients

What we're looking for n

Experience as a residential Portfolio Property Manager

n

Strong knowledge of QLD property legislation and compliance

n

Excellent communication and negotiation skills

n

Strong organisational skills and attention to detail

n

Confidence using property management software (Ailo, Inspect Real Estate, Pricefinder, Realworks)

n

A positive, professional and customer-focused approach

n

Current QLD Real Estate Certificate and Driver's Licence (non-negotiable)
