Tenancy Delivery Manager / Coordinator

About the business

Our client is a privately owned property developer that acquires, develops and transforms neighbourhood and sub-regional shopping centres into community-focused town centres. Its NSW pipeline includes new greenfield centres in growth corridors and the refurbishment of established, supermarket-anchored centres. As a private owner with a long-term view, the business makes decisions quickly and keeps its development, leasing and delivery teams working closely together.

The role

Reporting to the Senior Development Manager, you'll take retail tenancies from signed deal to trading shop. You'll plan and coordinate lessor and lessee works across multiple centres so each tenancy is designed, documented, built and handed over on time, on budget and to the centre's standards. The level is flexible – Tenancy Delivery Manager or Tenancy Coordinator – depending on your experience.

Key responsibilities

- Plan and deliver retail tenancy projects from lease execution through to handover and opening
- Build delivery programs aligned to lease dates, centre openings and tenant fit-out periods
- Prepare project briefs and review design drawings and technical documentation
- Define lessor and lessee works, including the landlord/tenant scope split
- Review tenant fit-out designs against the lease, tenancy design criteria and fit-out guidelines
- Work with retailers and their designers, architects, consultants, contractors, leasing and centre management




- Manage tenancy budgets, assess quotes and tenders for lessor works, and control variations
- Inspect works on site and confirm insurances, safe work documentation and approvals before fit-out starts
- Manage defects, close-out documentation and handover to centre management

About you

- Experience delivering retail tenancies or fit-outs, ideally in shopping centres, from the landlord or builder side
- Manager level: 5+ years in tenancy delivery, retail fit-out or project management, owning multiple tenancies, budgets and consultant teams
- Coordinator level: 2+ years in tenancy coordination, fit-out, contract administration or project coordination, ready to step up in a landlord-side role
- Working knowledge of lessor and lessee works, leases and tenancy design criteria
- Confident reading drawings and technical documentation, including base building services
- Clear, confident communicator who can manage retailers, consultants and contractors
- Degree in construction or project management, architecture, interior design or similar (desirable)
- Current driver's licence and willingness to travel between sites across NSW
