Owners Corporation Manager
Salary:$90,000 - $100,000 + super

Tradewind Australia is partnering with a purpose-driven not-for-profit organisation to recruit an experienced Owners Corporation Manager for an initial 12-month fixed-term contract.
This is an excellent opportunity for an experienced OC professional who enjoys taking ownership, working autonomously and being the technical expert within a small and supportive team.
Managing a portfolio of approximately 13 Owners Corporations / 500+ lots, you will have significant responsibility across day-to-day operations, committee relationships, compliance, financial oversight, contractors and service delivery.

About the Role
As the Owners Corporation Manager, you will take ownership of the day-to-day management and performance of the OC portfolio, ensuring services are delivered professionally, commercially and in line with legislative and contractual requirements.
You will act as the key technical OC specialist within the business, working closely with the Director and an experienced OC Administrator.
The role offers a high level of autonomy,



with the successful candidate expected to confidently make technical decisions, resolve complex matters and drive continuous improvement.
You will manage approximately 13 Owners Corporations and ******* lots, including committee relationships, meetings, budgets, levies, contractors, procurement and compliance.
Committee Meetings, SGMs and AGMs are generally held outside normal business hours, with the flexibility required to attend these as part of the role.

Key Responsibilities
Manage an end-to-end portfolio of approximately 13 Owners Corporations / 500+ lots
Build strong relationships with committees and act as the escalation point for complex matters
Oversee budgets, levies, financial reporting, compliance, procurement and contractor performance
Prepare, chair and attend Committee Meetings, SGMs and AGMs, generally outside business hours
Lead team performance, process improvement and high-quality OC service delivery
What You'll Bring
Minimum 3 years' Owners Corporation / Strata Management experience with relevant industry qualifications
Strong technical knowledge across OC legislation, compliance, committee matters,



contracts and operational management
Demonstrated ability to work autonomously, make sound decisions and confidently manage complex issues
Strong stakeholder management, negotiation, conflict resolution and communication skills
Proficiency with Owners Corporation systems and Microsoft Office; experience working with diverse client groups highly regarded
