Today, @home manages approximately 750 investment properties across Launceston and surrounding areas, supported by a team structure we've deliberately built to move away from the traditional "Property Manager does everything" model.

Our Portfolio Managers don't work alone.

They're surrounded by experienced leadership and dedicated support across leasing, business development, administration, trust accounting, systems, compliance and training.

That means your time can be spent where an experienced Property Manager adds the greatest value:

Managing relationships. Making decisions. Advising clients. Protecting investments. Solving problems.

THE OPPORTUNITY

You'll take ownership of an established (very well managed) residential portfolio and become the trusted point of contact for those clients.

But we don't want you simply reacting to what lands in your inbox.

We want you to know your portfolio.

Know which owners need a call.

Know where the rent should be reviewed.

Know how to manage maintenance and expenditure.

Know when a client needs advice rather than another forwarded email.

And have the confidence and experience to make a recommendation.

That's what great property management looks like to us.

YOU WON'T BE EXPECTED TO DO EVERYTHING

This matters.

Too many experienced Property Managers leave the industry because they're expected to be the Portfolio Manager, Leasing Consultant, Administrator, BDM,



Accounts Officer and problem solver all at once.

We've deliberately built @home differently.

You'll have support around you so you can concentrate on the areas where your experience matters most.

That doesn't mean "that's not my job."

We're a team, and everyone contributes.

But it does mean we believe experienced people should spend their time doing work that requires experience.

WE'RE NOT LOOKING FOR AN AVERAGE PROPERTY MANAGER

We're looking for someone who has already built solid industry experience and is ready to take the next step.

Someone who can manage a portfolio without needing to be 'managed' themselves.

Someone who understands that sending an owner a generic email isn't communication.

Someone who notices the detail.

Someone who follows things through.

Someone comfortable picking up the phone when a conversation is better than an email.

Someone who can manage a difficult situation without making it bigger than it needs to be.

And importantly, someone who enjoys being part of a high-performing team.

WHAT YOU'LL BRING

You'll already have significant residential property management experience and the appropriate Tasmanian registration/licensing requirements for the role.

Beyond that, we're interested in what your experience has taught you.

You'll bring robust legislative knowledge, sound judgement, confidence with clients and tenants, excellent communication skills and the ability to manage competing priorities without losing sight of the details.

You'll be comfortable with technology and systems and willing to embrace new ways of working when they make the client or team experience better.

You won't need to know everything.

But you'll know when to make a decision, when to ask for another opinion and when something needs to be escalated.

We don't measure a great Portfolio Manager simply by how many tasks they close.

We notice the things that are harder to put on a checklist.

Clients trust you.

Your portfolio feels under control.

Problems are identified early.





Owners aren't chasing you for updates.

Maintenance doesn't disappear into an inbox.

Rent reviews happen because you're watching the market, not because an owner remembered to ask.

Difficult conversations are handled professionally.

Your notes and compliance are strong.

Your colleagues know they can rely on you.

And your clients understand the value you bring to their investment.

That's the standard.

This doesn't need to be the final version of your role.

For the right person, there is genuine opportunity to develop beyond portfolio management into areas such as senior portfolio management, mentoring, leadership, operations, training or other areas of the business as @home continues to evolve.
