Meriton Suites are looking for an Area Maintenance Manager to oversee maintenance operations across our two Brisbane properties!

About the Role

Reporting directly to the State General Manager, you will be responsible for leading maintenance operations across our Herschel Street and Adelaide Street properties. You will build a cohesive working relationship between the maintenance, housekeeping and front office departments at each property, and ensure all maintenance team members meet service and safety standards across hotel operations and facilities, including suites, public areas and back of house.

Your key responsibilities

- Lead, mentor and train the maintenance teams across both properties, fostering a culture of safety and continuous improvement.

- Develop training programs to enhance team skills and knowledge, including daily Toolbox Talks.

- Create and implement a consistent maintenance strategy across both properties, including preventive and predictive maintenance schedules.

- Oversee maintenance resources and materials for both sites, including rostering, wage costs and ordering.

- Allocate team members and resources between properties based on operational needs and priorities.

- Supervise the maintenance and repair of all facility systems, including HVAC, plumbing, electrical and mechanical systems.

- Conduct regular inspections at both properties to identify issues and ensure compliance with safety standards and regulations.

- Manage maintenance projects alongside the Hotel Managers from initiation to completion, ensuring they are delivered on time and within budget.

- Coordinate with external contractors, vendors and building management for specialised maintenance tasks.

- Use maintenance management software to track work orders, maintenance history and performance metrics and inspections.

- Prepare regular reports on maintenance activities and equipment performance for senior management.





- Ensure all maintenance activities comply with regulations and industry standards.

- Implement safety protocols and conduct regular safety audits.

To be successful in this role you will have

- A meticulous eye for detail.

- Experience leading and managing high-performing teams, ideally across multiple sites.

- Knowledge of budgeting and reporting.

- Prior rostering experience.

- Strong organisational skills and the ability to manage competing priorities across two properties.

- An enjoyment of working in a rapid-paced environment.

- The ability to adapt to change.

- 2 years' experience in a similar role.

- A trade qualification.

- A current driver's licence.

- Knowledge of hotel-specific maintenance work (desirable).
