Job Description
The Organisation
n
nA privately owned property investment group is looking to appoint a Property Accountant to its Brisbane based finance team.n
nThe organisation owns and actively manages a substantial property portfolio across the eastern seaboard, with a particular focus on retail assets. With property management capability sitting internally, finance works closely with the broader property team across leasing, asset performance, tenant matters and financial reporting.n
nThis is a close-knit environment where you'll have visibility across the portfolio and work directly with experienced property and finance professionals.n
The Role
n
nReporting to the Property Finance Manager, you'll take ownership of the accounting and financial reporting for a portfolio of retail properties.n
nThis is a true property accounting position, with exposure across the full lifecycle of the assets - from monthly reporting and lease accounting through to budgets, tenant outgoings, forecasting and property performance.n
nYou'll also work closely with a Senior Property Accountant, with the team looking to continue improving its systems and processes.n
nKey responsibilities include:n
n
n
Preparing monthly, quarterly and year-end reporting across your property portfolio
n
Managing month-end, including accruals, reconciliations and management accounts
n
Reviewing rent rolls and ensuring accurate tenant billings
n
Maintaining lease and tenancy information within the property management system
n
Working closely with Property and Leasing Managers on tenant and property matters
n
Preparing annual property budgets across income, expenditure and capital
n
Completing periodic forecasts and providing variance commentary
n
Preparing annual tenant outgoing estimates and completing year-end outgoings reconciliations
n
Reviewing tenant recoveries and ensuring costs are appropriately allocated
n
Supporting debtor reviews,
tenant reconciliations and property-related queries
n
Assisting with audit, tax and compliance requirements
n
Providing analysis and commentary around property performance
n
Contributing to improvements across systems, reporting and finance processes
n
The formal PD also includes exposure to
acquisition/disposal
due diligence, valuations and Board reporting as required.n
About You
n
nYou'll already have experience within property accounting and, importantly, understand the nuances of a retail property portfolio.n
nRetail experience is particularly important given the complexity around leases, tenant recoveries, outgoings and differing legislative requirements across jurisdictions.n
nYou'll ideally bring:n
n
n
2-3+ years' relevant property accounting experience
n
Previous exposure to retail property accounting
n
Strong month-end and property financial reporting experience
n
Experience preparing property budgets, forecasts and variance analysis
n
Confidence interpreting leases and understanding their accounting implications
n
Experience with tenant outgoings and recoveries
n
Strong Excel capability
n
Excellent attention to detail and an ability to manage multiple deadlines
n
Strong communication skills and confidence working with Property Managers and other stakeholders
n
A proactive approach to improving processes and ways of working
n
Experience using systems/software attributed to property, leasing and tenancy information would be highly regarded.n
