About the role:
As the development manager within the land development team you will be responsible for the end-to-end management of residential land development projects, including acquisition assessment and feasibility through planning, approvals, civil delivery, title creation and project completion.
The role will suit an experienced land development professional with strong knowledge of the Western Australian property market and demonstrated experience delivering residential subdivision projects.
A key component of the role will also be assisting with the identification, assessment and acquisition of new development opportunities, including preparation and review of detailed development feasibilities, due diligence investigations and recommendations to senior management.
The successful candidate will be commercially focused,
technically capable and comfortable managing multiple projects and external consultants while maintaining close oversight of programme, cost, risk and project returns.
Responsibilities:
- Manage residential land subdivision projects from acquisition and concept planning through to completion and final title delivery.
- Develop and maintain project development strategies, programmes, budgets and cash flow forecasts.
- Coordinate the preparation and implementation of subdivision concepts and staging strategies.
- Manage planning and statutory approval processes, including subdivision applications and conditions of approval.
- Oversee the satisfaction and clearance of subdivision conditions through relevant government agencies, local authorities and service providers.
- Appoint, brief and manage external consultants, establishing clear scopes, deliverables and programmes
- Coordinate engineering design, civil construction, servicing, landscaping and other subdivision works.
- Manage project delivery from tender, contract administration, through practical completion, clearance, titles and handover.
- Identify project risks and proactively develop mitigation strategies.
- Monitor actual project performance against approved feasibility, budget and programme.
- Prepare regular project reports highlighting progress, financial performance, risks, key decisions and upcoming milestones.
- Assist in identifying and assessing potential land acquisition and development opportunities.
- Prepare preliminary and detailed financial feasibilities for acquisitions and existing projects.

Qualifications
- Demonstrated experience in residential land subdivision and development.
- 5 years as a development manager is required in similar projects
- Strong understanding of the Western Australian land development and planning environment.
- Experience managing land development projects through planning, approvals, civil construction and title creation.
- Demonstrated experience preparing and reviewing property development feasibilities.
- Experience assessing land acquisition opportunities and undertaking due diligence.
- Strong commercial and financial capability, including understanding of development margins, cash flow, IRR and project return analysis.
- Experience managing consultants and contractors.
- Strong understanding of development costs, civil infrastructure and subdivision servicing requirements.
- Ability to manage multiple projects, competing deadlines and complex stakeholder relationships.
- Robust written communication, reporting and presentation skills.
- Microsoft Excel capability and experience working with property feasibility models.
