Through Rentwell, we manage privately owned investment properties across the ACT that are leased at below 75% of the market rate. Owners receive professional property management while their investment helps provide affordable housing for people who face barriers in the mainstream rental market.

About the Role

This is a hands-on senior property management and team leadership role for someone who can confidently manage the full tenancy lifecycle while guiding and supporting one team member. You will build trusted relationships with owners and tenants, apply sound judgement when the unexpected happens, and bring commercial insight to portfolio performance and service growth. You will balance responsive service, business discipline and strong compliance across the National Regulatory Framework for Community Housing, the Residential Tenancies Act 1997 and ACT Civil and Administrative Tribunal requirements.

The Senior Property Manager will provide exceptional client and relationship focussed property management services to all stakeholders, including property owners and tenants.

They will work from a strengths-based, gender and trauma-informed practice framework and will additionally hold a case load including the following responsibilities:

- Identification of potential eligible properties.
- Assessing the property owner’s eligibility for the service (including potential land tax exemptions)
- Property inspections.
- Marketing of the property.
- Managing repairs and maintenance.
- Identification of tenants.
- Assessing tenant eligibility for the affordable housing according to regulated income levels.
- Management of arrears.
- Administration and data entry; and
- Regular communication with property owners and tenants
- Process all invoices and payments to suppliers and owners
- Work closely with Government agencies on special projects as required.

About You

You are an experienced property manager who knows how to keep a portfolio moving,



relationships strong and standards high. You can navigate competing priorities, communicate confidently with owners and tenants, make sound decisions and stay composed when plans change. You bring strong financial and administrative discipline, practical knowledge of property management systems, Microsoft Office and data reporting, and a proactive approach to resolving issues before they escal.

The right person will have

Qualifications relevant to Real Estate/Property Management are desired as are qualifications in Community Services or equivalent.

- Local ACT Property Management experience
- Stakeholder Engagement and Relationship experience
- Experience working effectively with vulnerable and disadvantaged people
- Experience or demonstrated understanding of the issues facing low income Canberrans
- Experience and/or the ability to work competently within a strengths-based, gender and trauma informed framework with women, including older women and those that are non-binary, female identifying, from diverse backgrounds including Aboriginal, Torres Strait Islander, culturally and linguistically diverse backgrounds and LGBTQIA+
- Experience of using Property Tree and Inspection Manager (or similar systems)
- Demonstrated experience providing day-to-day leadership, coaching and performance support to a small team; strong commercial and financial acumen, including the ability to monitor portfolio performance, manage risk and identify service growth or improvement opportunities; and the confidence to make sound operational decisions while maintaining compliance and positive stakeholder relationships.
