About the role

We are looking for an experienced and motivated Property Manager to join our team and manage a portfolio of approximately 100–120 residential properties. The successful candidate will be responsible for the end-to-end management of their portfolio, providing qualified and responsive service to both landlords and tenants.

Key responsibilities
Manage a portfolio of approximately 100–120 residential properties from end to end.
Handle tenant and landlord communication, enquiries and day-to-day property management matters.
Coordinate routine inspections, maintenance, repairs and trades, ensuring issues are followed up efficiently.
Manage rent arrears, lease renewals, rent reviews and tenancy administration.
Coordinate the leasing process, including open inspections, applications, tenant selection and lease preparation.
Conduct routine inspections and prepare inspection reports and follow-up actions.
Ensure properties are managed in accordance with relevant Victorian residential tenancy legislation and industry requirements.




Maintain accurate property records and provide a high level of service to landlords and tenants.
Work closely with the wider team to ensure the smooth operation of the property management portfolio.

About you
Certificate IV in Real Estate Practice – essential.
A valid Australian driver's licence – essential.
At least 1 year of Australian real estate/property management experience.
Previous experience managing a residential property portfolio.
Robust communication, organisation and time-management skills.
The ability to work independently and manage multiple priorities.
Excellent attention to detail and a qualified approach when dealing with landlords, tenants and contractors.
Experience with PropertyTree and Inspection Express is highly desirable.
Experience with PropertyMe will also be considered, as the systems are similar.
