SPGR Norwest is seeking an experienced and dedicated Property Manager to join our team on a casual basis. Based in Norwest, NSW 2153, this role is fundamental to delivering exceptional property management services to our residential portfolio. As a Property Manager, you will be the key point of contact for our tenants and landlords, ensuring properties are maintained to the highest standards whilst fostering positive relationships and maximising property performance. This position offers the flexibility of casual work whilst maintaining professional excellence in all aspects of residential property management.
Key responsibilities
- Managing day-to-day operations of residential properties, including tenant relations and lease administration
- Conducting property inspections and coordinating maintenance and repairs to ensure properties remain in excellent condition
- Advertising available properties, showing properties to prospective tenants and processing applications and lease agreements
- Handling tenant inquiries, complaints and requests in a professional and timely manner
- Ensuring compliance with relevant legislation, including residential tenancy laws and health and safety regulations
- Organising routine maintenance schedules and emergency repairs as requiredManaging tenant move-ins and move-outs, including condition reports and bond management
- Preparing and lodging NCAT applications when required
- Managing and following up insurance claims when required
- Handling tenancy documentation and compliance requirements
- Keeping property records and correspondence up to date
What we're looking for
- Proven experience in residential property management or a related field within the real estate industry
- Sound knowledge of residential tenancy legislation and property management best practices
- Strong organisational skills with the ability to manage multiple properties and priorities simultaneously
- Excellent communication and interpersonal skills to interact professionally with tenants, landlords and contractors
- Proficiency in property management software and general computer literacy
- Ability to work independently and make sound decisions whilst maintaining attention to detail
- Problem-solving capabilities and a proactive approach to addressing maintenance and tenant issues
- A valid driver's licence and willingness to travel between properties
- Professional demeanour and a commitment to customer service excellence
- Has practical experience with NCAT applications and processes
- Has strong communication and organisational skills
- Can work independently and manage tasks with minimal supervision
- Is reliable, professional and responsive
- Takes pride in providing good service to both owners and tenants
- valid certificate of registration or License 2 real estate license or (willing to obtain one)
