Commercial Supervisor
Job Description
Reports to: Project Manager / Directors) supersedes the previous project-specific Commercial Supervisor job description Purpose
The Commercial Supervisor is accountable for the on-site delivery, program, quality and cost performance of the clients commercial packages - ceilings, partitions, plastering and fitout. The role runs the day-to-day operation on each assigned commercial project: setting out and directing the work, managing subcontractors, controlling quality through ITPs, keeping the package on the builder's program, and protecting margin through accurate dayworks, variations and claims. This document sets out the standard scope of the role and applies to every commercial project the Supervisor is assigned to.
Project Delivery & Program
· Set out wall and ceiling framing from the architectural and engineering drawings, and confirm lines, levels and set-outs before work proceeds
· Know the builder's current program and lookahead at all times, and keep package on schedule
· Order materials in advance so they are on site before installation, with correct delivery and access details
· Coordinate hoisting, cranage and material handling across multiple levels
· Pick up any variations to the plans early and confirm scope before proceeding
· Raise program delays with the builder and as soon as they are known, not after they bite
· Get on top of issues before they hold up following trades
Quality Control & ITPs
· Quality is controlled stage by stage, not at the end.
· Complete an ITP at the end of each stage - framing, insulation, noggins and door frames, sheeting and setting
· Catch defects early, before a stage is closed out or covered up
· Confirm fire-rated, acoustic and seismic details are installed and inspected to specification
· Do not pass a hold point without the required sign-off
· Take detailed photos and videos at critical stages - fire mastic and each layer,
waterproofing junctions, insulation, seismic bracing, wall bracing and concealed noggins - as proof of works and to support back-charges
· Defect and rectify work to finish standard before handover Subcontractor Management
· Engage reliable subcontractors for framing, sheeting, setting, insulation and external work
· Confirm scope, price and program with each subcontractor before they start
· Complete daily timesheets and records for each subcontractor
· Check subcontractor invoices and percentage claims against actual progress on site
· Defect subcontractor work and ensure it is brought up to standard
· Monitor conduct and safety, and move on or remove underperforming or unsafe subcontractors in consultation with the client
· Ensure subcontractors work to their SWMS and to site requirements
Builder &Site; Coordination
· Build a strong working relationship with the builder's site team, project manager and contract administrator
· Attend site and coordination meetings, weekly at a minimumKeep across the builder's program and deadlines, and respond to builder emails

· Raise design errors, plan clashes or poor preceding workmanship with the builder in
· writing before proceeding
· Attend weekly walk-arounds with the management
· Commercial & Cost Control
· Protecting Clients margin on site is part of the role, not just the office's job.
· Complete a dayworks form for any work outside the contracted scope, get the builder's site foreman's signature, and email it to the same day
· Identify variations early and document them with photos and records to support the claim
· Assist with monthly progress claims by confirming percentages complete on site
· Record and return hired equipment as soon as it is no longer required
· Pick up and report back-charges where work is damaged or delayed by others
Safety, Compliance & Records
· Ensure everyone on the package is inducted and working to current SWMS
· Keep a qualified first aider on site at all times
· Record injuries and arrange treatment where needed, and report all incidents to immediately
· Maintain tag-and-test and plant and equipment records
· Enforce PPE, exclusion zones and safe work practices - no job is worth an injury Culture & Standards
· Lead by example in how subcontractors and workers are expected to behave
· Protect reputation and standard of finish on every siteTake photos and videos for records and social media with explicit project and stage context
Required Skills &Experience;
· Proven experience supervising commercial plastering, ceilings, partitions and fitout packages
· Strong grasp of ITPs, of fire-rated, acoustic and seismic systems, and of commercial build sequencing
· Able to read and set out from architectural and engineering drawings
· Confident managing subcontractors on price, program and quality
· Solid understanding of dayworks, variations and progress claims - protects margin,
· not just workmanship
· Direct, accountable communication with builders and the team
