About the role: Property Manager - Altoro Living

Based in Surfers Paradise, with some required travel to the Moreton Bay region including Burpengary and Morayfield.

Build a portfolio instead of inheriting one

Altoro Living manages the residential communities that Altoro Property Group with a significant pipeline of projects in construction delivery / completion phase. Our first is Parkview Terraces on Burpengary: 48 newly completed townhouses in Burpengary.

It is brand recent. No inherited arrears, no backlog of deferred maintenance, no previous manager's shortcuts to unwind. You set the standard on day one, and it is your standard.

Many of the owners are investors who bought off the plan and already trust the group behind the project. Your job is to give them good reason to keep trusting it.

Altoro Living holds the management rights for the community in all the Altoro Property Group brand new communities, which makes us both its caretaker and its letting agent. You will not be a small part of a large rent roll. You will run the whole portfolio, working directly with the directors, and as Altoro completes more communities the portfolio grows with them. The person who gets this first community right is the person best placed to lead what comes next.

Part of a wider property group

Altoro Living sits within a portfolio of related property businesses that work side by side from the same Surfers Paradise office:

- Altoro develops residential communities across SE-QLD, from land estates to townhouses;
- ONE:PM markets and sells new residential projects, with offices on the Gold Coast and in Melbourne;
- Aryve manages luxury short-stay residences in SE-QLD;
- Altoro Living retains the management rights and manages the communities Altoro Property Group projects, as caretaker and letting agent

Key responsibilities

- Look after the owners: rental appraisals backed by real evidence,



management appointments, and a monthly statement they can understand. Owner calls are answered the same day.
- Lease the homes: advertising and photography, applications, tenant selection, tenancy agreements, entry condition reports and bond lodgement. In a market this tight, a good manager is measured in days vacant.
- Run the tenancies: rent collection, arrears acted on the day they fall due, routine inspections with photo reports, maintenance, renewals, evidence-based rent reviews and clean exits, all to current Queensland rental law.
- Support the community: report issues, coordinate the trades we put in front of the body corporate, keep the records straight, and be the person residents and owners can actually reach.

What we're looking for

- A current Queensland real estate salesperson registration certificate, or a full real estate agent licence
- Solid working knowledge of the Residential Tenancies and Rooming Accommodation Act and current Queensland rental law
- Experience running residential tenancies end to end, including trust-accounted rent and bonds
- A driver's licence and a reliable vehicle, because you will be in the Moreton Bay region regularly

You do not need 10 years of experience or a book of your own. You need to be good at this, and you need to want the scope.
