PROPERTY MANAGER – FULL-TIME OR PART-TIME

Box Property Management is growing, and we’re looking for an experienced, motivated and positive Property Manager to join our team.
We take a different approach to traditional property management.
Our team operates within a task-based structure, allowing responsibilities to be shared across the department rather than relying on the traditional portfolio-based model.
This is a hands-on role focused primarily on tenants, properties and getting things done.
Our Property Managers are supported by senior management, who handle the majority of owner communication as well as escalated and contentious matters. Other functions, including accounting, rent arrears, bond finalisation and break-lease agreements, are also managed separately.
There are no after-hours calls as part of this position.
We are open to both full-time and part-time applicants, with a minimum of 25 hours per week for part-time employment.
THE ROLE
This is a varied, hands-on position where you will be involved in the day-to-day operational management of residential tenancies.
Your responsibilities will include
- Day-to-day communication with tenants
- Conducting home opens and leasing properties
- Processing and assessing tenancy applications
- Completing detailed tenancy and employment reference checks
- Preparing leases and tenancy documentation
- Conducting routine property inspections
- Completing Property Condition Reports (PCRs) using 360° camera and AI-assisted technology
- Coordinating maintenance with tenants and contractors
- Following maintenance matters through to completion
- Preparing and coordinating lease renewal documentation
- Coordinating tenancy vacates
- Conducting final bond inspections
- Following up routine inspection outcomes and property presentation matters
- Maintaining accurate property and tenancy records
- General property management administration and documentation
- Working closely with the wider Property Management team and senior management where further instructions or escalation are required
You will be trusted to take responsibility for your allocated tasks,
manage your workload and ensure matters are properly followed through to completion.

We’re looking for someone with previous WA residential property management experience who wants to become a valuable part of a growing team.

You will also require:
- Previous WA residential property management experience
- A sound understanding of WA residential tenancy requirements
- A current driver’s licence
- A reliable vehicle
- The ability to travel throughout the Perth metropolitan area as required
