Maxlife Care is a doctor-led NDIS provider delivering clinically robust, person-centred care to clients with complex needs, with an in-house clinical team of GPs and nurses at our core.
We are scaling rapidly across NSW, and our growing portfolio of homes spans Greater Sydney, the Central Coast, Newcastle and Hunter, and Illawarra Shoalhaven. As we grow, every home we lease, maintain and equip needs to be safe, compliant and right for the client who lives in it. This is a role for someone who understands that good property management in disability support is not just facilities work, it is the foundation that lets great care happen.
About the role:
The Property and Procurement Manager makes sure every client we support lives in a home that is safe, compliant, well maintained and right for them.
The role owns the full property lifecycle across our SIL, STA and MTA portfolio: sourcing and securing new homes (including SDA), managing leases and maintenance, and exiting properties properly. It also leads procurement of the goods, services and vehicles our teams rely on, at good value and with clear controls.
You will report to the Transition Manager and work closely with area managers, clinical staff, finance and the transitions and rostering teams. This is a field-based, sole-operator role with real scope: you will build the systems, records and supplier arrangements that allow the portfolio to scale, and you will be the person who makes things happen on the ground.
Based at our St Leonards office, the role involves regular travel to properties across Greater Sydney, Central Coast, Newcastle and Hunter, and Illawarra Shoalhaven. Flexible working arrangements are available by agreement with your manager. A fully maintained Maxlife Care vehicle is provided for work use. There is no on-call or after-hours roster.
Key responsibilities include:
- Source, assess and secure new SIL, STA and MTA properties (including SDA), building and maintaining relationships with providers, landlords and developers across all regions.
- Manage the full lease lifecycle:
maintain an accurate property and lease register, lead renewals and rent reviews, and manage property exits end-to-end.
- Run a planned maintenance program and manage reactive works against agreed response times, ensuring every property meets its compliance obligations (smoke alarms, fire safety, electrical, gas and emergency readiness).
- Carry out regular site visits, inspections and audits across the portfolio, and coordinate home modifications where client needs change.
- Manage a panel of contractors and suppliers; quotes, performance, insurances and licenses and oversee procurement of PPE, consumables, utilities and equipment.
- Manage fleet leases, servicing, registration and repairs, and ensure vehicles are protected and roadworthy.
- Manage the property, procurement and fleet budgets, identify savings opportunities and produce weekly vacancy and property reports.
- Work respectfully in clients’ homes: give reasonable notice, minimise disruption, involve clients in decisions that affect their home, and protect their personal information.
- Identify and report property-related hazards, incidents and risks promptly, and maintain emergency and disaster readiness for every property.
About you:
A self-managing property professional who gets things done without needing to be chased. You are comfortable operating independently across multiple regions, building supplier relationships and making sound decisions on the ground. You will bring:
- 3+ years’ experience in property management, facilities management or procurement, including responsibility for a multi-site portfolio.
- A track record of negotiating leases, renewals and rent reviews, and of sourcing and securing new properties.
- Experience running planned and reactive maintenance programs, and managing contractors against cost, quality and safety.
- Sound working knowledge of residential tenancy, property compliance and WHS obligations in NSW.
- Experience managing budgets, approving spend within delegated authority and reporting to senior leaders.
- The ability to work independently as a sole operator across multiple regions, setting your own priorities.
- Clear written and verbal communication, with the judgement to know when to act and when to escalate.
- Confident use of Microsoft 365 and digital tools, and a willingness to use AI to work efficiently.
- A current, full Australian driver’s licence with no restrictions. Learner, provisional and probationary licences are not accepted.
- A current NDIS Worker Screening Check (the role regularly visits clients’ homes).
Desirable:
- Experience in NDIS, SDA, SIL, community housing, aged care or health settings.
- Knowledge of the SDA Design Standard and accessible housing requirements.
- A qualification in property services, facilities management, procurement or a related field.
- Fleet management experience.
- Existing relationships with SDA providers or agents across Sydney, the Central Coast, Hunter or Illawarra Shoalhaven.
