We are seeking an experienced and motivated Commercial Property Manager to join McGrath Beenleigh on a full-time basis.

This is an exciting opportunity for a dedicated property management professional to take ownership of a commercial property portfolio , building strong relationships with landlords and tenants while ensuring properties are managed efficiently, proactively and to a high standard.

You will be responsible for the day-to-day management of your portfolio, with a strong focus on client service, tenant relationships, maintenance, compliance and overall portfolio performance.

What You'll Be Doing

Managing the day-to-day operations of an allocated commercial property portfolio.

Building and maintaining strong relationships with landlords, tenants, contractors and service providers.

Managing tenant enquiries, maintenance requests and general property matters.

Coordinating maintenance, repairs and contractors from initial request through to completion.

Managing lease administration, renewals, documentation and key dates.

Monitoring rent payments and following up arrears where required.

Preparing and providing regular property and financial reports to landlords.

Maintaining accurate property files, records and databases.

Ensuring properties and management processes remain compliant with relevant legislation and regulations.

Conducting regular property inspections and identifying opportunities to improve property presentation and performance.

Obtaining and managing quotes for repairs, maintenance and capital works.





Proactively communicating with owners regarding property matters, recommendations and upcoming requirements.

Managing general administration and ensuring all portfolio tasks are completed accurately and within required timeframes.

What We're Looking For

We are looking for someone who is confident managing a commercial portfolio and takes genuine ownership of their clients and properties.

You will ideally have:

- Previous experience as a Commercial Property Manager or in a similar commercial property management role.
- Strong knowledge of commercial property management practices, leases and terminology.
- Excellent organisational and administrative skills with exceptional attention to detail.
- Strong written and verbal communication skills.
- The ability to confidently liaise with landlords, tenants, contractors and other stakeholders.
- A proactive and solutions-focused approach to property management.
- The ability to work autonomously, take initiative and manage competing priorities.
- Strong time-management skills and the ability to meet deadlines.
- Proficiency with Microsoft Office and property management software.




- A strong customer service focus and commitment to delivering a high level of service.
- Current driver's licence and reliable vehicle, with the ability to travel between properties and appointments as required.
- A QLD Real Estate Licence and relevant commercial property management experience will be highly regarded.
