About the Role
Reporting directly to the Operations Manager, you will lead the estimating function across our luxury residential projects, from early feasibility through to contract execution.
You will be responsible for preparing accurate and commercially sound estimates, developing strong supplier and subcontractor relationships, and providing strategic cost advice throughout the design and pre-construction phases.
This role offers a high degree of autonomy and influence, allowing you to help improve systems, mentor junior team members and contribute directly to the success of our projects.
What You'll Be Doing
Estimating & Cost Planning
- Prepare detailed estimates and quantity take-offs for architecturally designed custom homes.
- Develop feasibility budgets and preliminary cost plans.
- Review drawings and specifications to identify opportunities, risks and buildability considerations.
- Provide value engineering solutions without compromising design intent.
- Support design teams and clients with cost planning advice throughout project development.
- Provide ongoing cost management throughout design development, including pricing design revisions, client variations and scope changes.
- Identify commercial, procurement and construction risks and provide recommendations to improve cost certainty and project outcomes.
- Review projects from a buildability and construction methodology perspective and identify opportunities to improve efficiency, programme and cost outcomes.
Tender Management & Commercial Delivery
- Manage the tender process from initial enquiry through to contract award.
- Obtain and assess supplier and subcontractor pricing.
- Negotiate pricing and procurement outcomes.
- Prepare professional tender submissions and cost reports.
- Present estimates and recommendations to management and clients.
- Prepare and review final construction budgets.
- Document pricing assumptions, exclusions and allowances.
- Support the seamless handover of projects from pre-construction to construction teams.
- Ensure trade scopes and procurement packages align with contract documentation.
Procurement & Trade Management
- Develop and maintain strategic relationships with key subcontractors and suppliers.
- Benchmark trade pricing, market conditions and procurement trends.
- Contribute to procurement planning and supplier performance reviews.
- Maintain pricing databases, supplier relationships and procurement intelligence.
Leadership & Continuous Improvement
- Lead, mentor and develop the estimating team, establish estimating standards and procedures, and drive accountability for estimating accuracy and consistency.
- Contribute to the ongoing development of estimating systems and processes.
- Maintain and improve estimating databases, templates and reporting systems.
- Prepare commercial reports, margin analysis and cost forecasts to support management decision-making.
- Assist with strategic business growth initiatives.
About You
To be successful in this role, you will bring:
- Extensive experience in residential estimating, ideally within architecturally designed custom homes and luxury residential construction.
- Proven experience pricing architecturally designed custom homes and projects involving complex site conditions.
- Strong contractual, specification and construction documentation interpretation skills.
- Demonstrated ability to identify commercial, procurement and construction risks.
- Experience working closely with architects, consultants, design teams and key project stakeholders.
- Exceptional analytical and problem-solving skills with a high level of commercial acumen.
- Strong negotiation and stakeholder management capabilities.
- Advanced proficiency in Excel and estimating software.
- Sound understanding of procurement strategies, subcontractor management and market pricing trends.
- A collaborative leadership style with experience mentoring and developing estimating teams.
- Excellent communication and presentation skills.
Experience within luxury residential construction will be highly regarded.

Location
This is a full-time, office-based position located in Mount Waverley, Victoria. Given the highly collaborative nature of the role and regular interaction with leadership, design, procurement and construction teams, the successful candidate will be expected to work from the office five days per week.
