Our client is a market-leading real estate business with a large and diverse residential property portfolio, and we are seeking an exceptional Head of Property Management / Director of Property Management to join their leadership team.

This is a pivotal opportunity for an experienced property management leader who is passionate about people, performance, innovation and operational excellence.

The Chance

Reporting to the General Manager, you will take a leading role in the performance, culture and continued growth of the property management division.

You will lead and develop a team of Senior Property Managers, Assistant Property Managers, Leasing Consultants and support staff, while working closely with senior leadership to drive operational improvement, innovation and exceptional client outcomes.

This role will suit an energetic and strategic leader who doesn't simply want to manage a department, but wants to make a genuine impact and shape its future.

Key Responsibilities

- Lead, mentor and empower a high-performing property management team
- Develop and implement strategic initiatives to grow and improve the division
- Oversee daily operations, legislative compliance and service excellence
- Drive a high-performance culture focused on KPIs, accountability and client satisfaction




- Partner with senior leadership to improve systems, technology and the customer journey
- Identify and implement opportunities involving automation, AI and emerging technology
- Manage departmental budgets, staffing and performance reporting
- Champion coaching, learning and career progression across the team
- Resolve complex landlord and tenant matters professionally and effectively
- Continuously identify opportunities to improve operational efficiency and service delivery

About You

You are an experienced and values-driven property management leader who knows how to build exceptional teams and deliver results through people.

To be successful, you will bring:

- 10+ years' experience in real estate or a similar industry
- 5+ years' senior leadership experience, ideally leading large, high-performing teams
- Strong operational and legislative knowledge
- A genuine passion for people, culture and developing high-performing teams
- A proven ability to lead with authenticity, energy and vision
- Experience developing and implementing business strategies
- Strong financial acumen, including budgeting, forecasting and performance analysis
- A strong commercial and results-oriented mindset




- A track record of delivering operational improvement and business growth
- A genuine interest in technology, innovation, automation and AI
- Exceptional communication, stakeholder engagement and conflict-resolution skills
- Strong knowledge of Queensland residential tenancy legislation and compliance
- Experience across different real estate networks or operational models
- Experience with PropertyMe, Inspection Express, Tapi, 2Apply and Inspect Real Estate
- A commitment to professional development and continuously raising the standard of property management
