Manager | Caretaking, Facilities & Maintenance (Development & Body Corporate)

Lead a high-performing Caretaking, Facilities & Maintenance function across a growing portfolio of communities.

We are seeking an experienced and people-focused Manager | Caretaking, Facilities & Maintenance to join our team on a 12-month maternity leave contract. Role to commence from November, based on candidate availability.

This leadership role is responsible for maintaining operational excellence across our Caretaking, Facilities & Maintenance division, ensuring our communities continue to receive high-quality service while fostering a culture of accountability, collaboration and continuous improvement.

Overseeing our Caretaking division and Facilities Maintenance Coordinators, you will work closely with the Property Services team, Development team and wider business to provide leadership, guidance and operational oversight across a diverse portfolio of residential communities. You will also support the successful transition of new developments into the portfolio, ensuring established standards, systems and processes continue to be delivered at a high level.

About the Role

Success in this position comes from maintaining visibility across operations, supporting and developing people, managing risk and compliance, and ensuring established systems, processes and service standards continue to be delivered consistently across the portfolio.

Working closely with Customer, Property Services, Development and Build teams, you will provide leadership across both existing communities and the transition of new developments into the portfolio.



From contractor management and WHS oversight to team capability development and operational readiness, you will play a key role in supporting the continued success and growth of the business.

This is a hands‑on leadership role where ownership, judgement, communication and follow‑through are key.

Key Responsibilities

Lead the Caretaking, Facilities & Maintenance function across a growing portfolio of residential communities.

Provide leadership, support and direction to Caretaking teams and Facilities Maintenance Coordinators.

Manage operational escalations, complex issues and day‑to‑day service delivery across the portfolio.

Maintain oversight of maintenance systems, workflows, governance frameworks and operational standards.

Drive accountability, consistency and quality assurance across maintenance records, approvals, documentation and close‑out processes.

Oversee contractor onboarding, governance, compliance and performance management.

Support workplace health and safety obligations, incident management and risk mitigation across the division.

Lead operational readiness, handover and integration activities for new communities entering the portfolio.

Work collaboratively with Property Services, Development, Build and Corporate teams to support business objectives and operational outcomes.

Coach, mentor and develop team members while fostering a culture of accountability, ownership and collaboration.

Maintain high standards of written communication, reporting and document control.

Balance day‑to‑day operational requirements with longer‑term strategic priorities and business initiatives as directed by leadership.

About you

You are an experienced operational leader with a background in facilities, maintenance, property, strata, asset management or a related environment. You understand how to balance people leadership, operational priorities, contractor performance and stakeholder expectations while maintaining high standards across a diverse portfolio.





You are a strong communicator who leads by example, builds trust with others and approaches challenges with a practical, solutions‑focused mindset. Comfortable working across multiple sites and competing priorities, you bring sound judgement, strong organisational skills and the ability to drive accountability while supporting and developing those around you.

You have experience leading teams, managing contractor relationships, overseeing compliance obligations and navigating workplace health and safety requirements. You are confident using operational and maintenance systems, enjoy improving processes and are committed to continuous improvement and operational excellence.

Most importantly, you are someone who takes ownership, values collaboration and can confidently support a growing business through a period of change and continued growth.

You'll Bring

Experience in facilities management, maintenance operations, property, strata, asset management or a related field.

Demonstrated leadership experience, with the ability to coach, support and develop teams.

Strong contractor management, governance and compliance experience.

Sound understanding of workplace health and safety requirements.

Excellent organisational, prioritisation and stakeholder management skills.

Strong written and verbal communication skills.

Confidence managing multiple sites, projects and competing priorities.

Experience using property, maintenance or operational management systems.

A proactive mindset and commitment to continuous improvement.

Experience working within body corporate, strata, community living, residential development or property environments will be highly regarded.
