This large-scale, premium residential asset will offer an extensive range of resident amenities and services.
As part of the onsite leadership team, you will help prepare the building for operation and establish the systems, contractors and standards required to support its long-term performance.
This is an opportunity to become involved before opening, take ownership of the building's facilities operations and play an important part in creating a safe, well-maintained and highly responsive residential environment.
The role Reporting to the General Manager, the Facilities Manager will oversee the day-to-day operation, maintenance and compliance of the building and its associated amenities.
You will work closely with the onsite operations team, asset owners, building contractors and external service providers.
The role will initially have a strong focus on mobilisation, building handover and operational readiness before transitioning into ongoing facilities management.
Responsibilities will include:
Supporting building handover, commissioning and operational readinessEstablishing planned and preventative maintenance programsManaging building defects, warranties and rectification worksOverseeing building management systems and essential infrastructureManaging cleaning, security, waste, landscaping and maintenance contractorsEnsuring compliance with essential-services, safety and statutory requirementsDeveloping emergency-management procedures and coordinating required testingPreparing and managing facilities-related operating and capital budgetsMonitoring contractor performance, expenditure and service agreementsMaintaining accurate compliance, maintenance and asset recordsProducing regular operational and facilities reportsIdentifying building risks and implementing practical solutionsWorking collaboratively with the resident-facing team to minimise disruption and provide responsive serviceSupporting a safe, welcoming and consistently well-presented residential environment

About you You will be an experienced Facilities Manager with a strong understanding of building operations, compliance, contractor management and preventative maintenance.
Experience within Build to Rent or residential property would be highly regarded; however, we are also interested in candidates from hotels, student accommodation, retirement living, retail precincts or complex mixed-use developments.
You will ideally bring:
Previous experience managing a large or technically complex assetStrong knowledge of HVAC, BMS, fire systems, lifts, electrical, hydraulic and essential building servicesExperience managing planned and reactive maintenance programsA sound understanding of WHS, statutory compliance and risk managementExperience managing contractors, tenders and service agreementsExposure to building mobilisation, commissioning, handover or defects managementDemonstrated budget management and financial-reporting capabilityStrong written reporting and record-management skillsThe ability to communicate confidently with owners, contractors, residents and internal stakeholdersA practical and calm approach to operational issuesAppropriate facilities-management, building, engineering, trade or WHS qualifications
Most importantly, you will understand that facilities management within a residential environment is not only about maintaining the building.
It is also about recognising that the building is someone's home and managing every issue with care, urgency and clear communication.
