You will be responsible for tenders / contracts manager and developing maintenance opportunities from initial site inspection and tender through to contract award, mobilisation and ongoing project management.
You will work closely with AirH2O's Service, BMS, Mechanical and Management teams to develop strong long-term relationships with facility managers, building owners, consultants and major clients.Key responsibilitiesEstimating preventative and reactive HVAC maintenance contractsReviewing plant and equipment and developing detailed asset registersCarrying out site inspections and condition assessmentsPreparing maintenance scopes, service schedules and tender submissionsPricing labour, materials, subcontractors and specialist servicesSetting up and managing maintenance contracts within SimproBuilding asset registers, service schedules and recurring maintenance in SimproPreparing estimates, quotes, jobs and projects through SimproMonitoring labour, materials, purchasing, variations and job profitability through SimproDeveloping annual maintenance budgets and lifecycle replacement plansAbout youStrong Simpro experience is mandatory, including estimating and quoting, maintenance contract setup, asset management, preventative maintenance scheduling, job and project management, labour allocation and tracking,



purchase orders and materials, variations, cost tracking, reporting, job profitability and contract performanceCommercial HVAC maintenance experienceKnowledge of chillers, boilers, cooling towers, AHUs and FCUs, VRF and VRV systems, pumps and hydronic systems, ventilation systems, BMS and controls, mechanical switchboards and critical plantExperience with preventative maintenance programs and asset managementExperience with mechanical upgrades and refurbishment projectsExperience working in hospitals, hotels, airports, data centres, food manufacturing or other critical facilities is highly regardedComfortable understanding how mechanical plant operates, identifying risks and opportunities, and developing qualified maintenance solutions for clientsAbout usAirH2O is a growing Melbourne-based mechanical services company with capabilities across HVAC construction, service and maintenance, BMS and controls, mechanical upgrades, plant replacement, commissioning and building optimisation.
