Project Manager - Commercial & Critical Infrastructure

$170k - $190k + super + company car or allowance + bonus

This is a newly created role with a national contractor for a commercially capable Project Manager ready to lead complex building-upgrade works and help establish the East Coast project function.

They keep hospitals, airports, universities and data centres running. These are buildings that can't switch off. They've won that work through long-standing relationships and repeat clients, not by racing to the bottom on price. So they're creating a seat that has never existed: their first East Coast Project Manager.

You won't be replacing someone who left. You'll be building the role from scratch.

What you’ll run:

You will start with Queensland projects, including a strong pipeline across the Gold Coast and broader South East Queensland. As the project base grows, the ACT, NSW and Victoria will come into your remit in a planned way.

Projects generally sit between $3M and $7M and are delivered in commercial, critical infrastructure and live operational environments.

This includes:

- Central plant, chiller and cooling tower replacements
- Building-services upgrades and critical asset renewal works
- Controlled shutdowns, staged works and tight access windows
- Occupied buildings where business continuity matters
- Complex coordination across clients, facilities teams, consultants, subcontractors and suppliers

This is not residential construction or reactive service work.

The technical side matters. But these jobs are won or lost on planning: sequencing a shutdown properly, keeping subcontractors moving, managing programme pressure, protecting project margin and keeping the client confident when their building cannot afford disruption.

What you’ll own:

- Project delivery from tender input and handover through commissioning, defects and closeout
- Tender review, scope review, subcontractor pricing and procurement planning
- Programme development, site coordination, staging and shutdown planning
- Cost-to-complete forecasting,



progress claims, variations, cash flow and margin control
- Subcontractor, supplier and site performance across safety, quality and programme
- HSEQ, commissioning records, project documentation and compliant handover
- Relationships with key clients, facilities teams, consultants and building stakeholders
- A small number of major client accounts, maintaining confidence through delivery and supporting repeat work
- Input into the East Coast subcontractor network, delivery model and future project team

What you’ll bring:

- Proven Project Management experience in commercial construction, building services, critical infrastructure or major asset-upgrade projects
- Experience managing live sites, occupied buildings, shutdowns, staging or restricted-access works
- Strong commercial judgement across forecasting, cost-to-complete, claims, variations and margin
- Tender, estimating or pre-construction experience, including scope review, programme input and subcontractor pricing
- Confidence reading drawings, specifications, scopes and contract documentation
- The ability to represent a contractor credibly with clients, facilities teams, consultants and subcontractors
- An engineering degree, Project Management qualification or refrigeration and air-conditioning trade background will be highly regarded
- Strong equivalent project delivery experience is valued just as highly
- QBCC licensing and an established Queensland subcontractor and supplier network are advantageous
