As Commercial Leasing Manager, you will be responsible for managing the Ministry's leased property portfolio, ensuring commercial leasing arrangements support operational requirements, deliver value for money, and align with the Ministry's long-term property objectives.

You will negotiate lease renewals, rent reviews and property transactions while providing expert leasing advice across the organisation. Working closely with landlords, consultants, government agencies and internal stakeholders, you will play a key role in delivering commercially sound property outcomes.

This role is more than traditional lease management. You will work closely with the Strategy &

- Planning team to support accommodation planning, portfolio optimisation, future investment initiatives, and strategic property projects that will help shape the Ministry's property footprint for years to come.

Key Responsibilities

- Manage the Ministry's leased property portfolio and associated lease obligations.
- Negotiate lease renewals, rent reviews and acquisitions.
- Provide specialist commercial leasing advice to property and business stakeholders.
- Support accommodation planning, test fits and site assessments.
- Identify opportunities for portfolio optimisation, cost savings and workplace improvements.
- Manage lease financial planning, budgets and forecasting.
- Develop strong relationships with landlords, tenants, consultants, iwi and government agencies.

- Performance team to support long-term accommodation and portfolio strategies.
- Contribute to future property investment decisions and strategic planning initiatives.

We're looking for someone who can balance strategic thinking with practical delivery.

You Will Have

- Strong experience in commercial leasing, property management
- Strong negotiation and stakeholder management skills.
- Experience managing complex lease portfolios and commercial property transactions.
- Sound knowledge of lease documentation, renewals, rent reviews and property legislation.
- Strong financial acumen, including budgeting and forecasting
- The ability to build trusted relationships with a wide range of stakeholders.
- Excellent written and verbal communication skills.
- A collaborative approach and the ability to work across multiple teams to deliver outcomes.

Utu ā-tau/Salary The appointing salary for this role will be between $85,562 and $116,273 and will based on skills and experience.
