About the role The Head of Commercial leads commercial strategy, governance and performance across the group's property development and construction businesses. The role provides company wide oversight of contracts, procurement, project financial performance, development operations, cash flow and commercial risk. The role works with the Managing Director, development team, construction team and finance team to ensure decisions are commercially sound and that each project has transparent budgets, reporting, processes and approval controls.

Key responsibilities

- Establish and maintain commercial policies, reporting standards, approval limits and contract administration processes across both businesses

- Provide the Managing Director with regular reporting on project margins, development returns, cash flow, committed expenditure, claims and material commercial risks

- Review major tenders, acquisitions, development proposals, construction contracts and commercial commitments before approval





- Lead and support the commercial team, including quantity surveyors, contract administrators and procurement staff

- Monitor development feasibilities, including acquisition costs, construction budgets, finance costs, contingencies, revenue and projected returns

- Support the development team throughout design, approvals, procurement, construction and settlement

- Assess the commercial effect of design changes, authority requirements, programme changes and market conditions

- Coordinate with finance on project funding requirements, drawdowns, cash flow forecasts and financial reporting

- Review head contracts and subcontract terms, identify commercial risks and recommend appropriate departures or controls

- Oversee project budgets, cost reports, forecasts, progress claims, variations, extensions of time and final accounts
