About the property

The Building is a mixed-use apartment hotel in Bowen Hills comprising short-stay hotel apartments, an on-site restaurant, conference facilities and a residential strata building. The role combines hotel operations with the on-site caretaking agreement for the residential component.

The role

This is a hands-on General Manager position with onsite living provided. You will live at the property and be the first point of contact for hotel operations, residential owners and tenants, contractors and after-hours emergencies. The role is suited to someone who can run a busy inner-city asset, keep the building compliant, and maintain a high standard of presentation for both guests and residents.

Onsite living

Accommodation is provided on site as part of the caretaking / management arrangement. You will be expected to reside at the property and respond to after-hours incidents, including flooding, power issues, access problems, plant breakdowns and guest or resident emergencies.

Key responsibilities

Hotel operations

Oversee day-to-day hotel and apartment operations, including reception, housekeeping standards, guest experience and occupancy

Manage conference and function spaces and liaison with the on-site restaurant

Lead and roster in office staff and contractors

Handle guest issues, lockouts, access systems and after-hours call-outs

Maintain service standards across common areas, rooms, pool, gym, rooftop and car park

Monitor suppliers, consumables and guest-facing systems (including in-room services)

Residential caretaking and building management

Perform the on-site caretaking duties under the building's caretaking agreement

Coordinate repairs,



programmed maintenance and capital works

Liaise with the body corporate, committee and strata manager

Manage common property, plant rooms, fire systems, access control, car park and rooftop areas

Arrange contractor attendance, quotes, tenders and works supervision

Keep the building compliant with Queensland strata, WHS and fire safety requirements

Support long-term residential tenancies where applicable, including inspections, reporting and owner liaison

Long-term tenancy management

Manage the building’s long-term rental units on behalf of owners

Handle tenant selection, leases, rent collection, inspections and routine tenancy administration

Liaise with owners and tenants and manage tenancy issues in line with Queensland rental laws

Keep accurate tenancy records and report as required

Asset and administration

Prepare maintenance reports and keep accurate records of works, warranties and assets

Assist with sinking fund planning and preventative maintenance

Control costs while protecting the asset and guest/resident amenity

Be present, visible and professional with owners, guests, staff and suppliers

About you

Experience in hotel, apartment hotel, resort or on-site building / caretaking management

Comfortable living on site and responding to after-hours emergencies

Strong contractor and stakeholder management

Practical knowledge of building systems, maintenance and presentation standards

Clear communicator, organised and calm under pressure

Understanding of Queensland strata / body corporate environments is highly regarded
