Eden is a boutique Sydney property business across building management, property management and sales. We stay close to the properties in our care, know them properly, and follow things through.

We are appointing an on-site Property Manager at a large complex in Waitara. This is a rare role: the majority of the rent roll is inside the complex or within walking distance. No suburb-to-suburb running. You work from the building, know the owners and tenants, and look after the portfolio properly.

The role

- End-to-end residential PM: owners, tenants, arrears, renewals, rent reviews
- Maintenance coordination and on-site inspections
- Leases, bonds and NCAT where required
- Work with the on-site building and sales team
- Grow the roll through relationships already on site




- No rent receipting and reconsciliation

You will have

- NSW Certificate of Registration or Class 2 licence
- Residential PM experience (Reapit / Console Cloud an advantage)
- Calm, transparent communication and high presentation standards
- Comfort working on site each day

We offer

- $95,000–$100,000 package + commission
- On-site office and free parking at the complex in Waitara
- Phone, systems and direct access to the Principal
- This is a property management role. Building-management cover is limited to occasional site-office support only.
