T&M; Management Services is seeking experienced, professional and highly motivated Building Managers to join our growing Sydney team, with multiple positions currently available across the Sydney CBD, Eastern Suburbs and Cronulla.

These roles offer the opportunity to manage a range of premium residential and mixed‑use developments, including newly completed luxury assets, within some of Sydney’s most sought‑after locations.

This is an outstanding opportunity for accomplished Building or Facilities Managers who want more than a traditional site management role.

These positions are intended for experienced Building and Facilities Management professionals and are not entry-level Building Management roles.

Due to the calibre and complexity of the developments within our portfolio, applicants must be able to demonstrate previous hands‑on experience managing residential, strata, mixed‑use or comparable complex property assets.

We are particularly interested in candidates who have independently managed building operations, contractors, compliance obligations, maintenance programmes, stakeholder relationships and operational reporting.

Experience with premium residential developments, mixed‑use assets, new development mobilisation, building defects, post‑completion handover or complex building services will be highly regarded.

Applicants should be capable of taking ownership of a building and operating confidently within a professional management workplace, with the support of T&M;’s senior leadership and technical team.

The Roles

As a Building Manager, you will take ownership of the day‑to‑day operation and presentation of premium residential and mixed‑use assets.

You will act as a key point of contact for residents, owners, committees, developers, contractors and other stakeholders while ensuring building operations are proactive, organised, compliant and professionally managed.

These are hands‑on management positions requiring demonstrated industry experience, strong technical knowledge, excellent communication skills, attention to detail and the ability to identify issues before they become problems.

Key Responsibilities

Building Operations & Facilities Management

- Manage day‑to‑day building operations and ensure assets are maintained and presented to an exceptional standard
- Oversee maintenance, repairs and upkeep of common property, plant, equipment and shared facilities
- Undertake regular inspections and proactively identify maintenance requirements, operational risks and improvement opportunities
- Coordinate preventative and reactive maintenance programmes
- Monitor building services and contractor performance
- Maintain comprehensive building records, service documentation, warranties, asset information and compliance registers
- Identify opportunities to improve operational efficiency, service delivery and asset performance

New Development Mobilisation & Operational Setup

- Assist with the mobilisation and operational establishment of newly completed residential and mixed‑use developments
- Establish building management systems, procedures, registers, workflows and service standards
- Support settlement, resident onboarding and the transition from construction to occupation




- Coordinate contractor onboarding, inductions and site familiarisation
- Assist with the implementation of building policies, operational procedures and communication frameworks
- Work closely with developers, builders, strata managers and consultants during the initial operational phase of new developments

Defect Management & Builder Liaison

- Coordinate the identification, recording, tracking and resolution of building defects
- Maintain detailed and accurate defect registers
- Undertake inspections of reported defects and common property issues
- Liaise with developers, builders, consultants, subcontractors and other relevant parties
- Monitor outstanding items and drive defects through to resolution
- Prepare regular defect reports and stakeholder updates
- Escalate unresolved or significant matters where required

Contractor & Stakeholder Management

- Manage contractor and supplier relationships and ensure agreed service standards are achieved
- Monitor contractor performance, workmanship, compliance and value for money
- Coordinate quotations, service agreements and procurement activities
- Build effective relationships with Owners Corporations, Strata Committees, developers, residents, retail tenants and commercial occupiers
- Attend committee and stakeholder meetings when required
- Provide clear, professional reporting regarding building performance, risks, expenditure and recommendations

Compliance, Safety & Risk Management

- Maintain compliance with relevant legislation, WHS requirements, statutory obligations, codes and building requirements
- Coordinate essential services inspections, testing and compliance activities
- Maintain appropriate building compliance documentation and registers
- Oversee access control, security arrangements and site safety procedures
- Coordinate emergency response procedures and maintain accurate incident records
- Proactively identify operational and safety risks and implement appropriate controls

Financial & Administrative Management

- Assist with annual operational budgets and expenditure monitoring
- Review quotations and support cost-effective procurement
- Monitor expenditure against approved budgets
- Prepare professional operational reports, recommendations and performance updates
- Assist with capital works planning and longer‑term building improvement initiatives
- Maintain accurate records within T&M;’s building management systems

Resident & Customer Experience

- Deliver a consistently high standard of service to residents, owners, tenants and occupiers
- Respond professionally and promptly to enquiries, requests and concerns
- Build strong relationships and establish trust with key stakeholders
- Maintain a visible, approachable and solutions‑focused management presence
- Contribute to a premium resident and customer experience reflective of the quality of the developments we manage

What We’re Looking For

We are seeking experienced Building or Facilities Management professionals who take genuine ownership of the buildings they manage and are motivated by delivering outstanding operational outcomes. A recognised trade qualification, trade background or strong practical technical experience is also highly regarded.

Previous Building Management, Facilities Management or directly comparable property management experience is essential.

Successful applicants will ideally have:

- Proven professional experience as a Building Manager, Facilities Manager or in a directly comparable property management role
- Demonstrated experience independently managing the operational requirements of residential, mixed‑use, strata or complex property assets
- Experience within premium residential,



mixed‑use or complex strata developments
- Experience managing contractors, planned and reactive maintenance, compliance obligations and building services
- Experience dealing directly with Owners Corporations, Strata Committees, developers, residents and other stakeholders
- Experience with new developments, building mobilisation, defects and post‑completion handover highly regarded
- Strong knowledge of building operations, maintenance, compliance and contractor management
- Sound technical understanding of mechanical, electrical, hydraulic, fire and other building services
- Excellent written and verbal communication skills
- Strong stakeholder and relationship management capability
- Excellent organisational skills and the ability to manage competing priorities
- Strong problem‑solving skills and a proactive management style
- High attention to detail and strong report‑writing capability
- Financial acumen and experience managing operational expenditure and budgets
- Confidence using building management systems and Microsoft Office
- Relevant qualifications in Facilities Management, Building Services or a related discipline highly regarded
- Current First Aid and CPR certification desirable
