About the role

We are seeking an experienced Property Manager to join our team in Coorparoo, QLD. This is a full-time position that offers the opportunity to make a meaningful impact within the residential property management sector. As Property Manager, you will be responsible for overseeing the day to day operations of residential properties, ensuring tenant satisfaction, maintaining property standards, and maximising returns for property owners. This role is strategically important to our business, as it directly influences our reputation, tenant retention, and overall operational success.

Key responsibilities

- Building strong relationships with owners and tenants

- Managing tenancy agreements, including conducting viewings, processing applications, and coordinating move ins and move outs

- Collecting rent and managing financial records, including invoicing, payment reconciliation, and reporting to property owners

- Conducting regular property inspections and coordinating maintenance and repairs to ensure properties are well maintained and compliant with standards

- Responding to and resolving tenant complaints and maintenance requests in a timely and professional manner

- Coordinating with contractors, tradespeople, and service providers to arrange maintenance, cleaning, and remedial works

- Ensuring compliance with relevant legislation, regulations, and tenancy laws applicable to residential property management

- Preparing and maintaining comprehensive property documentation and records, including lease agreements, inspection reports, and financial statements





- Marketing vacant properties through appropriate channels and managing advertising campaigns

- Building and maintaining positive relationships with tenants, landlords, and third party service providers

- Managing compliance, insurance and tribunal matters qhen required

- Conducting bond assessments and managing bond lodgements and claims

What we're looking for

- Proven experience in residential property management or a related field within the real estate industry

- Strong knowledge of residential tenancy laws and regulations applicable to Queensland

- Excellent organisational and time management skills with the ability to manage multiple properties simultaneously

- Proficiency with property management software and Microsoft Office applications

- Outstanding communication and interpersonal skills with the ability to liaise effectively with diverse stakeholders

- Strong financial acumen and experience with rent collection, budgeting, and financial reporting

- Attention to detail and a commitment to maintaining accurate records and documentation

- Problem solving abilities and a proactive approach to addressing tenant and maintenance issues

- Customer service focus with a commitment to tenant and landlord satisfaction

- Certification or qualification in property management or real estate is advantageous





- Experience with property marketing and vacancy management is preferred
