As our national portfolio scales, we're looking for an
experienced Senior Property Manager to lead the day-to-day management, maintenance and compliance of our properties across Australia.
This is more than a property management role - it's an opportunity to build something meaningful, lead a maintenance team, and directly improve the quality of life of the tenants we serve
About the role
Reporting to the Operations Manager and leading a small team, you'll take ownership of KinKera's SDA and MTA property portfolio - ensuring every property is safe, compliant, and maintained to the highest standard.
You'll work closely with our Customer Engagement Specialists and the wider leadership team to drive operational excellence as we expand into new states and properties.
What You'll Do
Oversee day-to-day property and tenancy management across a multi-state SDA portfolio
Lead and develop the maintenance team, ensuring reactive and planned works are delivered on time and on budget
Build and manage a national preventative maintenance program
Ensure all properties meet NDIS SDA Design Standards, Practice Standards and relevant state/territory legislation
Act as an escalation point for complex tenancy and property issues, resolving them with empathy and professionalism
Own reporting on maintenance SLAs,



compliance status and cost performance to the Operations Manager
Represent KinKera at tribunals as required
Support KinKera's rapid growth, including new property activations and team scaling
What You'll Bring
5+ years' experience in property management, including 2+ years in a senior or team leadership role
Proven experience managing a multi-site residential portfolio across multiple states or regions
A track record of leading maintenance teams and trade contractors to deliver quality outcomes on time and on budget
Robust knowledge of residential tenancy legislation across Australian states and territories
Excellent stakeholder management skills, with the ability to engage sensitively with tenants, guardians and contractors alike
Desirable (not essential):
Experience managing NDIS SDA, disability, community or social housing portfolios
Familiarity with NDIS SDA Design Standards, Practice Standards and the Quality and Safeguarding Framework
A current Real Estate licence or Certificate of Registration (or willingness to obtain)
Tertiary qualifications in Property, Facilities Management, Business or a related field
