Development Project Manager - Apartments (Client-Side)

About the Role

We are seeking an experienced Client-Side Development Project Manager to lead medium-density residential developments (townhouses and apartments) across a major government housing program.

This role manages projects through all phases of the development lifecycle-including site feasibility, planning and approvals, procurement, design management, stakeholder engagement, construction delivery, and project close-out.

Working within a multi-disciplinary development team, you will manage several projects simultaneously, ensuring outcomes meet commercial, program, quality, social, and customer requirements.

Key Responsibilities

- Development Management: Lead end-to-end delivery of medium-density residential developments from project inception through to completion. Develop feasibility models, business cases, delivery strategies, programs, and budgets.

- Design & Planning Leadership: Coordinate consultant teams (architects, planners, engineers) and oversee preparation of development concepts and approval submissions.

- Procurement & Commercial Management: Manage procurement processes for consultants, development partners, and builders in accordance with government requirements.



Assess variations, claims, and commercial risks.

- Construction & Delivery Oversight: Monitor construction activities to ensure scope, quality, program, and budget objectives are met. Oversee handover and defects management.

- Stakeholder Engagement: Build robust relationships across government agencies, local councils, consultants, and industry partners. Prepare executive reports and high-level briefings.

Key Requirements

- Experience: Demonstrated experience managing residential development projects (specifically medium-density, townhouses, or apartments) through planning, design, and delivery phases.

- Local Systems Knowledge: Strong understanding of South Australia's planning, development, and building approval systems.

- Commercial Acumen: Proven capability in managing project budgets, procurement, contracts, variations, and commercial risk.

- Stakeholder Management: High-level negotiation skills with experience in complex stakeholder environments and preparing executive/government briefings.

- Availability: Available to commence within the next 1 to 2 weeks.

Qualifications (Desirable)

Degree qualification in Property Development, Urban Planning, Construction Management, Project Management, Architecture, Civil Engineering, or a related discipline.
