Independent office, zero driving for inspections/leasing (everything is within easy walking distance), and no onsite living required. Direct support from the business owner. $75,000 + Super.

About the Role

n

We are seeking an experienced, proactive, and fully independent Property Manager to take the lead on a permanent residential townhouse portfolio of approximately 95 letting lots in Morayfield.

n

The Ultimate Efficiency: Unlike traditional real estate roles where you waste hours driving between different suburbs, all properties are located within ONE single townhouse complex. Your independent office is onsite, meaning routines, viewings, and maintenance checks are all within easy walking distance.

This is a non-live-in role. You enjoy the premium efficiency and tight-knit community of onsite property management, without the restriction of living where you work. You will collaborate closely with the Business Owner who is actively involved in the complex's daily success.

Key Responsibilities

n

You will manage the end-to-end property management lifecycle for this single-location portfolio:

n

End-to-End Property Management: Maintain and nurture relationships with landlords and long-term tenants within the complex.

n

Onsite Leasing & Marketing: Handle inquiries, conduct walking viewings/open homes, process applications, and execute tenancy agreements.

Routine Inspections:



Conduct thorough routine inspections across the complex and prepare detailed reports for owners.

n

Maintenance Coordination: Troubleshoot onsite maintenance issues and coordinate with trusted local tradespeople.

n

Arrears & Renewals: Proactively manage rent arrears, lease renewals, and rent reviews.

What We Are Looking For

n

Proven Experience: Minimum 2–3+ years of experience as a Property Manager in Queensland.

n

Ready to Hit the Ground Running: Exceptional knowledge of the QCAT processes.

n

Industry Credentials: Hold a current QLD Real Estate Registration or Full Licence.

n

Tech Savvy: Proficiency in up-to-date trust accounting software (e.g., Console Cloud, PropertyMe, Property Tree).

n

Autonomy & Communication: Ability to work independently with high attention to detail and excellent conflict resolution skills.
