Procurement Manager – Property Operations

Join Goodman in a broad, hands-on procurement role where you’ll support the day-to-day delivery of procurement, supplier management and contract governance across our Australian property operations portfolio.

Working closely with Property, Building Services, Technical Services and other subject matter experts, this role supports procurement activity across services, minor works, OPEX and CAPEX, helping to bring structure, consistency and practical follow-through across a large operational environment.

This is not a narrow category specialist role. You will act as a practical “one stop shop” for procurement support across the portfolio, balancing commercial outcomes, compliance, service quality and stakeholder needs while helping to manage supplier performance, contract records, purchase-to-pay processes and outsourced procurement support.

What you’ll be doing

- Support end-to-end procurement activity across service contracts, minor works, supplier engagements and day-to-day procurement requests.
- Work with internal teams to prepare scopes, coordinate sourcing activity, support commercial evaluations and document approvals.
- Manage supplier and contractor relationships, including performance, escalation, non-conformance and improvement actions.
- Support contract administration, procurement governance and accurate contract records.
- Manage purchase-to-pay activity through Yardi, including purchase orders, approvals, invoicing and process improvements.
- Oversee the day-to-day relationship with Goodman’s outsourced procurement support partner, including service levels, quality, KPIs and issue resolution.
- Help develop and embed supplier performance scorecards,



review cadences and contractor management frameworks.
- Provide practical reporting and insights on supplier performance, contract risk, BPO delivery, budget tracking and cost optimisation.

What we’re looking for

You’ll bring hands-on procurement, contract management or supplier management experience, ideally from a property, facilities, building services, infrastructure or operational services environment. You will be comfortable working across services, minor works, OPEX and CAPEX, and know how to manage suppliers in a live operating environment.

This role will suit someone who enjoys being close to the business, can bring order to busy operational settings, and is confident following procurement activity through from request to resolution.

- Approximately 5+ years’ experience in procurement, contract management, supplier management or a related commercial role.
- Experience supporting service categories such as cleaning, security, waste, grounds, mechanical, electrical, fire services or minor works.
- Strong commercial judgement, negotiation skills and confidence working with suppliers and internal stakeholders.
- Experience with supplier performance, contract compliance, non-conformance or contractor management processes.
- Understanding of purchase-to-pay processes, ideally using Yardi or a similar property or ERP system.
- Experience managing outsourced partners,



shared services or BPO arrangements would be highly regarded.
- High attention to detail, strong organisation skills and a practical, solutions-focused approach.
- The confidence to work independently across a broad portfolio while building strong relationships across the business.
