We are seeking an experienced Property Manager to oversee our expanding co-living properties.We are looking for a proactive and organised Property Manager with robust residential property management experience.
Experience managing rooming houses or co-living properties is highly regarded, as the role involves higher-touch tenant management, compliance oversight, and coordination across multiple sites.You will manage a defined portfolio, ensuring properties are compliant, tenants are supported, and assets are maintained to a high standard.Property & Tenancy ManagementManage a portfolio of co-living / rooming house propertiesOversee tenant onboarding, allocations, and departuresHandle tenant enquiries, issues, and conflict resolution professionallyEnsure high occupancy and low arrears across the portfolioCompliance & LegislationEnsure compliance with Victorian rooming house legislationCoordinate safety checks, audits,
and regulatory requirementsMaintain accurate property and compliance recordsLiaise with councils, inspectors, and external stakeholdersMaintenance & ContractorsCoordinate repairs and maintenance across multiple sitesWork with approved trades and service providersConduct routine inspections and manage follow-upsEnsure properties are presented and maintained to co-living standardsAdministration & ReportingManage property management software and documentationPrepare reports for management as requiredTrack rent, arrears, maintenance, and compliance mattersCommunicate effectively with internal teams and stakeholdersMinimum 2+ years' experience in residential property managementAgents Rep/Full Victorian Real Estate Licence heldStrong knowledge of Victorian tenancy lawsExcellent communication and organisational skillsAbility to manage multiple properties and prioritiesCurrent Driver's LicenceExperience using property management software, such as PropertyTree and Inspection Express, preferred but not required.Highly Desirable:Experience managing rooming houses or co-living propertiesFamiliarity with higher-density or multi-tenant environmentsExperience dealing with council compliance and auditsProperty management certification or relevant qualificationJob Type: Full-time
