This is a unique opportunity to be involved in the launch phase of Aura South and take ownership of planning, approvals and project delivery of the first precinct, while also contributing to the broader strategy.

With exposure spanning all aspects of residential development including placemaking, infrastructure planning, sustainability, approvals management, compliance governance, project launch and stakeholder engagement, this role offers real breadth and the opportunity to make your mark on a complex, large scale development.
We're Looking For A commercially minded Development Manager with proven residential project delivery experience who is ready to take ownership of a precinct and drive it forward.
You may already be operating as a Development Manager with around two years' experience, or you could be a high performing Assistant Development Manager with solid delivery experience and the capability, initiative and confidence to step up.
What You'll Do Reporting into the Senior Development Manager, you'll be responsible for the day to day management and delivery of Aura South's early release area, working closely with a multidisciplinary team of internal specialists, consultants and external stakeholders.
You'll manage the fundamentals of development including feasibility, product, delivery programmes, approval conditions and stakeholder negotiations, while keeping sight of the bigger picture and broader Aura South strategy.




This aligns with the Development Manager remit across project delivery, expenditure, approvals, commercial outcomes, risk and stakeholder relationships.
You'll also: Assist in preparing the ACC and Project Delivery Strategy, supporting the project through its launch phase and establishing how the project will be successfully delivered Navigate complex planning and environmental approval conditions, working with consultants, government and other stakeholders to resolve issues and maintain project momentum Contribute to project branding and launch activities and broader whole of site strategy Help shape the project's ESG and sustainability strategy, identifying opportunities to challenge conventional thinking and drive innovation Build strong relationships across internal teams, consultants, authorities and stakeholders, representing Stockland confidently and professionally About You You enjoy being close to project delivery and are confident taking responsibility rather than waiting for direction.
You can move comfortably between the detail of feasibility, approvals and delivery and the broader strategic objectives of a major masterplanned community.
You're commercially astute, an effective communicator and someone who can independently work through complex issues.
Importantly, you bring curiosity and initiative,



with a genuine interest in sustainability and innovation.
Experience Skills That Count Proven experience delivering residential development projects, ideally with around two years' Development Manager experience or significant Assistant Development Manager experience with readiness to step up Strong commercial acumen, including experience with feasibility, product, project financials and resolving complex development issues Sound understanding of planning and statutory approvals, including implementing and navigating complex approval conditions Strong written and verbal communication skills, with the confidence to influence and negotiate with consultants, government, internal teams and external stakeholders Appropriate tertiary qualifications in property, development or a related discipline, and/or significant relevant industry experience The Right Mindset A self starter who takes initiative, works independently and sees the bigger picture Highly organised and able to prioritise across multiple, competing project requirements Curious and solutions focused, with a strong lens on sustainability, innovation and creating better development outcomes The Stockland Proposition We're a community: a supportive, empowered team that works as one to create better places and experiences for everyone, including ourselves.
