Brisbane - Inner City | Developer-Builder | Major Residential Project

An outstanding opportunity has become available for an experienced Contract Administrator to join one of Queensland's most established and highly regarded residential developer-builders.
n
With a substantial long-term development pipeline and an integrated model spanning development and construction, the business offers the opportunity to work much closer to the complete project lifecycle than is typically possible within a traditional principal contractor environment.
n
You will join an experienced and well-resourced project team delivering a major premium residential development in Brisbane's inner city.
n
Currently under construction, the project comprises 164 high-end residences across two 12-storey buildings, including apartments, penthouses, terrace-style residences and premium river homes. The development also incorporates approximately 2,900sqm of resident amenity, including pool, wellness and extensive landscaped areas.
The Role n
Working closely with the Project Manager and wider delivery team, you will take responsibility for key commercial and contract administration functions across the project, including:

Procurement and letting of subcontract packages
n
Preparation of scopes of work and tender documentation
n
Tender analysis, negotiation and recommendations
n
Subcontract preparation and administration
n
Assessment and management of subcontractor variations
n
Progress claims and payment schedules
n
Cost reporting, forecasting and cash flow management
n
Management of contractual correspondence and notices
n




Identifying and managing commercial and contractual riskWorking closely with the site team to resolve commercial and procurement issues
n
Maintaining strong relationships with subcontractors, consultants and internal stakeholders
n
Supporting the Project Manager with overall commercial performance of the project
n
About You n
We are looking for an experienced Contract Administrator who has developed their career within a Tier 1, Tier 2 or established Tier 3 principal building contractor or developer-builder.
n
Ideally, you will have previous experience delivering medium to high-rise residential, mixed-use or similarly complex building projects and understand the commercial demands associated with large-scale construction.
n
You will ideally demonstrate:
n
n
Approximately 5+ years' Contract Administration experience within commercial construction
n
A Bachelor of Construction Management, Quantity Surveying or similar construction-related degree
n
Experience working for a recognised principal contractor or developer-builder
n
Previous exposure to medium/high-rise residential or other complex multi-storey construction
n
Strong subcontract procurement and trade letting experience
n
Sound understanding of head contracts and subcontract administration
n
Strong commercial acumen with the ability to identify risk and protect project outcomes
n




Excellent communication, negotiation and stakeholder management skills
n
Solid attention to detail and organisation
n
Stable employment history and strong tenure with previous employers
n
Excellent references from previous Project Managers, Commercial Managers or senior construction leaders
n
