The Role

This is a newly created role at Cicada. Most of your week goes to asset strategy, capital planning and works delivery, the rest to keeping three specialised sites running to standard. You'll take facilities work off paper and into live systems and data, then use that foundation to move the estate toward net zero and connected, data-rich buildings.

You will own:

Asset Strategy, Capital Planning & Works Delivery

• Maintain the record of asset condition and remaining life across all three sites, and turn it into costed, sequenced options for the CFO/COO and Board

- Own the forward capital register and the ROI principles used to prioritise proposals consistently
- Identify state and federal funding programs and build the applications for capital works
- Deliver the approved annual works program to quality, program and cost - including heritage,



planning and building approvals

Site Modernisation & Net Zero

• Lead the move toward net zero, with the capital sequencing and funding to match

- Build connected building systems that give Cicada unique data, insight and control
- Bring resident-facing technology - access, booking and requests - to a current standard

Site Operations & Compliance

• Track planned and reactive maintenance across mechanical, electrical, hydraulic, fire and specialised laboratory services

- Keep each site compliant with the National Construction Code, fire safety, essential services and WHS, and work across the business on PC2 laboratory and containment compliance
- Operate the Eveleigh BMS for comfort, energy use and early fault detection

Digitisation, Access & Reporting

- Take facilities work off paper and into live registers at all three sites
- Own the physical access and pass system across sites, to one standard
- Use AI across analysis, project management and reporting so facilities work is transparent

Contractors, Procurement & Budget

• Hold the capital and larger project budgets across the three sites

- Run tender processes and set service level agreements with key suppliers,



using our scale across sites
- Manage the facilities side of the precinct - outgoings, shared infrastructure and the base-building interface

Team & Squad

• Manage the Facilities Operations Managers at Eveleigh and oversee the Ops Managers at other sites

- Document facilities procedures at every site and keep them current

You will bring:

• You have worked in a modern, multi-site environment like a university, innovation precinct, or a laboratory environment and understand what good building operations look like when they're done with rigour

- Experience building capital plans and delivering works programs - approvals, tendering and contractor management included
- Robust working command of building management and automation systems, sensing and analytics, and maintenance and asset management tooling
- A preventative mindset: routines and records for recurring work, faults found on planned inspections, and a firm line on statutory compliance and safety
- A track record of setting realistic deadlines, meeting them and flagging risk early
- The willingness to spend most of your time onsite in our South Eveleigh site
- Crucially, you have a real interest in where buildings are heading - net zero, connected systems and the technology that makes a site somewhere founders want to build from.
- An interest in startups, science and the deep tech ecosystem - you'll be working alongside some of Australia's most ambitious founders
