A permanent opportunity presents for an experienced Maintenance Services Manager to lead resident-facing reactive and tenant-related maintenance across BHC’s established portfolio, supporting timely, compliant and practical outcomes for residents and the business.

This role offers the opportunity to join BHC’s Assets team during a significant period of growth, helping us deliver consistent maintenance services while supporting our strategic goals of ‘Growing the supply of affordable housing’ and ‘Supporting residents and communities to thrive’.

Our office is based in central Brisbane within easy walking distance from Central Station at BHC’s modern offices at 333 Ann Street, with the majority of BHC's portfolio currently located in the inner city and north Brisbane. As a contemporary organisation that genuinely values the employee experience, we offer staff the option to work from home up to 2 days per week after training if desired and practical in their role.

More about the Role & Our Team

Reporting to the General Manager – Assets, the Maintenance Services Manager leads BHC’s Maintenance Services Team, including Maintenance Coordinators and the Administration Coordinator. The role oversees resident-facing reactive and after-hours maintenance, tenant-related maintenance matters, service provider readiness, responsive budget oversight, Schedule of Rates inputs, service records, asset survey coordination, lifecycle information, access control administration, systems improvement and value-for-money opportunities.

Working closely with Facilities Services, Contract and Procurement, Property Onboarding, Housing, the Client Services Hub and other stakeholders, you will provide technical guidance, escalation support and service oversight to ensure maintenance requests are triaged, prioritised, progressed and completed to standard.

About You The role requires demonstrated working knowledge of most of the following key competencies, and the desire and ability to learn from others:

- Experience leading, managing or supporting direct reports, together with a genuine desire and drive to develop people, build accountability and foster a positive, service-focused team culture.

- Experience leading maintenance, facilities, property, construction, trade,



procurement, asset management or related operational services

- Intermediate competency in Microsoft Windows (Outlook, Word, Excel) and the ability to learn/use specialist software

- Ability to lead day-to-day priorities, workload allocation, escalation pathways, technical guidance and service standards for a small team

- Strong understanding of reactive, after-hours and tenant-related maintenance processes, including triage, prioritisation, documentation and completion standards

- Experience managing service providers, Schedule of Rates inputs, cost control, performance issues and value-for-money opportunities

- Ability to manage tenant-related maintenance matters, resident enquiries, stakeholder communication, entry notices and escalation of complex or recurring issues

- Knowledge of maintenance records, document controls, SharePoint administration, access control records and operational registers

- Ability to coordinate cyclical service records, asset survey scheduling and component lifecycle information to support reporting, audit readiness and decision-making

- Sound judgement to identify and escalate costly, complex, recurring or systemic repairs, building compliance risks or broader asset performance concerns

- Strong collaboration skills to work with Facilities Services, Contract and Procurement, Property Onboarding, Housing, the Client Services Hub and other stakeholders

- Ability to contribute to systems, process and policy improvements that support effective Maintenance Services and accurate maintenance data

- WHS legislation and safe work methodology in the construction, facilities, or similar sector

- Sound organisational skills with the ability to manage multiple demands and work to deadlines within a fast-paced environment

- Either have or be willing to complete required training to obtain a Construction Induction Training Card (White Card)
