The Property Services Manager holds operational accountability for Mayflower's property portfolio across all sites. The role manages the in-house property and maintenance model, upholding the highest standard of day-to-day facility management ensuring all residents' accommodation is of a high-quality standard. This role provides organisation-wide direction on property and maintenance management and insurance/risk/compliance matters relating to Mayflower's buildings, ensuring Mayflower's physical environments support safe, high-quality care. The role maintains the property asset register and oversees fleet management across Mayflower's sites. This is a leadership role requiring sound commercial judgement, stakeholder management and the ability to translate plans into operational delivery.

Key responsibilities

- Lead Mayflower's property and maintenance management plans across all sites
- Ensure buildings meet regulatory, safety and quality standards across the portfolio
- Oversee the installation, operation, maintenance and repair of essential building services and accommodation environments, including public spaces, grounds and resident rooms
- Manage Essential Services and associated responsibilities across all sites
- Lead, coach and develop the Property Services Supervisor and broader maintenance team
- Ensure your team has diverse skill sets and trades to perform the majority of maintenance tasks in-house
- Own the strategic relationship with Mayflower's insurance broker in relation to property and asset risk
- Develop and manage the property operating and maintenance budget




- Ensure compliance with the Aged Care Act 2024, Building Regulations 2018 and other relevant legislation
- Act as the primary point of escalation for property-related incidents, including out-of-hours or urgent works

About you

- Tertiary qualification or trade qualification in building and/or construction (mandatory)
- Current Driver's Licence (mandatory)
- Experience leading property, facilities or maintenance management functions across multiple sites, including a background in construction or the building trades
- Strong financial acumen, including budgeting and quote management
- Proven people leadership experience, including leading managers and building team capability within facilities management teams
- Ability to engage confidently with the leadership team and external stakeholders
- Sound understanding of safety, governance, risk management and compliance frameworks
- Experience managing insurer/broker relationships in relation to property and asset risk
- Solid strategic and analytical thinking, balanced with practical, hands-on delivery focus
- Experience in a similar role in aged care, healthcare or alternatively a property management/services company (desirable)
