Our client is a the property development arm of a highly respected and long-established Australian organisation, known for its solid brand, community standing and long-term investment horizon. With a significant masterplanned precinct under way spanning residential, sports, leisure and mixed-use product, and a growing national pipeline of residential, retail and hotel developments, the business is seeking an experienced and hands-on Delivery Director to lead design, project and construction delivery.

This is an opportunity to work directly in-house as a client side Construction Manager on a major $3bil project.

The Role

Reporting to the Head of Development, you will provide strategic direction, technical expertise and operational leadership across design management, project management and construction management. Your primary focus will be the successful delivery of the flagship masterplanned precinct, from inception through design, procurement, construction, commissioning, handover and defects rectification. Over time, the role has scope to expand across a broader national portfolio.

Key responsibilities include

- Leading a delivery team of Project Managers, Design Managers and consultants.
- Developing and executing construction procurement strategies, including tendering, contractor selection and negotiation for major works, as well as a portfolio-wide supply chain strategy.
- Managing and administering construction contracts.
- Establishing design and product standards across all stages of the precinct and future developments.




- Partnering with Commercial and Finance to set and control budgets on projects exceeding $500 million.
- Representing the business with joint venture partners, investors, government agencies and key external stakeholders.

About You

You are a proven delivery leader who combines strategic thinking with genuine hands-on capability. You will bring:

- A tertiary qualification in Construction Management, Civil Engineering, Architecture or a related discipline.
- 15 years of senior leadership experience in construction and delivery management within the property development sector.
- A strong track record delivering large-scale, complex masterplanned projects, ideally including low to medium-high density residential, enabling works and civil infrastructure.
- Budget management experience on projects valued above $500 million.
- Expert knowledge of Australian construction contracts and a range of delivery models, including D&C; and Managed Contracts.
- Exceptional leadership, communication and stakeholder influencing skills.
