About the Role:

The Pre-Construction Manager will lead the planning, coordination, and development of data centre projects from initial concept through to construction readiness. The role will oversee design coordination, cost planning, procurement strategy, programme development, and risk management to ensure projects are commercially viable, technically compliant, and ready for efficient delivery.

Working closely with clients, consultants, contractors, and internal project teams, the Pre-Construction Manager will support the successful transition of projects into construction, with a focus on data centre and mission-critical infrastructure environments.

Key Responsibilities:

- Pre-Construction Planning: Lead pre-construction activities, ensuring project scope, deliverables, budgets, and timelines are clearly defined.
- Design Coordination: Manage design development and coordination across architectural, structural, civil, and MEP disciplines.
- Cost Planning: Oversee cost estimates, budgets, value engineering,



and cost optimisation to support project feasibility and commercial outcomes.
- Programme Management: Develop and monitor pre-construction schedules, design milestones, procurement timelines, and construction readiness plans.
- Procurement Strategy: Coordinate procurement planning, tendering, subcontractor engagement, and long-lead equipment identification.
- Risk Management: Identify and mitigate design, construction, cost, programme, and regulatory risks before construction commencement.
- Stakeholder Management: Collaborate with clients, consultants, authorities, contractors, and internal teams to align project requirements and expectations.
- Construction Handover: Ensure all design documentation, approvals, budgets, schedules, and procurement packages are complete for a seamless transition to the construction team.

About You:

- Degree in Construction Management, Engineering, Project Management, or a related discipline.
- Proven experience in pre-construction management within construction, infrastructure, engineering, or property development.
- Experience delivering or planning data centre, mission-critical, industrial, or complex MEP-intensive projects.
- Robust understanding of design management, cost planning, procurement, and construction programming.
- Experience coordinating multidisciplinary consultants, contractors, and project stakeholders.
- Knowledge of construction contracts, project risk management, regulatory approvals, and compliance requirements.
- Strong commercial acumen and ability to manage budgets, timelines, and project deliverables.
