Permanent Part time | Work from Home | Minimum 20 Hours Guaranteed

Vision Asset Group is looking for an experienced Property & Leasing Manager to join our growing Melbourne team. This is a permanent part-time position offering the flexibility to work from home, with the opportunity to grow into a full-time role as our Melbourne portfolio expands.

We guarantee a minimum of 20 hours per week and would ideally like someone available for 25–30 hours per week, with additional hours available as the portfolio grows.

The Role

Enjoy the flexibility of completing your administrative work from home, balanced with property inspections, open homes and site visits across Melbourne.

You will independently manage a portfolio of approximately 35–55 residential rental properties.

Key Responsibilities

- Manage a portfolio of approximately 35–55 residential properties.

- Manage leasing enquiries, rental applications, renter selection and open homes.

- Manage property advertising, vacancies and leasing campaigns.

- Conduct routine, ingoing and outgoing inspections, including reports and photographs.

- Attend property and site visits and maintain accurate records in property management systems.

- Prepare and manage rental agreements, renewals,



rent reviews and relevant notices.

- Manage bond lodgements, transfers and refunds, including RTBA requirements as required.

- Monitor rental payments and follow up on rent arrears.

- Coordinate repairs, maintenance, contractors and property compliance requirements.

- Manage day-to-day tenancy matters and maintain professional communication with rental providers and renters.

- Ensure property management and leasing activities comply with Victorian residential tenancy requirements.

About You

- Minimum 1 year of residential property management experience in Victoria.

- Minimum Certificate IV in Real Estate Practice.

- Appropriate Victorian real estate registration/authority to perform the role.

- Confident managing a residential property portfolio independently.

- Strong knowledge of Victorian residential tenancy requirements.

- Ability to speak and understand Hindi would be an added advantage, particularly when assisting our growing Indian client community.

- Tech-savvy and confident using property management software, online systems and digital reporting tools.

- Excellent communication, organisational and time-management skills.

- Current driver's licence and access to a reliable vehicle.

- Ability to work independently from home.





- Flexibility to work weekends when required for open homes, inspections and site visits.

Remuneration:

$30 per hour superannuation commissions | Minimum 20 hours per week guaranteed
