NOW Energy is partnering with a well-established Tier 3 commercial head contractor delivering refurbishment, fit-out and selected new-build projects across retail, offices, education, hospitality and other commercial sectors. With a strong pipeline of secured and upcoming work, we are seeking a contractor-side Senior Project Manager to join the Sydney team and take full responsibility for projects from pre-construction and procurement through delivery, handover and close-out.

This role will particularly suit someone who has progressed through a commercial builder - ideally from Contract Administrator to Project Manager and Senior Project Manager - and understands the pace, detail and stakeholder management required when delivering projects in live retail and commercial environments.

The role As Senior Project Manager, you will lead the successful delivery of multiple or larger commercial projects, maintaining control of safety, quality, programme, cost and client outcomes. You will work closely with the construction, commercial and site teams while managing subcontractors, consultants and client representatives.

Key responsibilities

- Lead projects from pre-construction and design coordination through procurement, construction, handover and close-out.
- Develop and maintain delivery programmes, procurement schedules, budgets and project plans.
- Lead Project Managers,



Contract Administrators, Site Managers and wider project teams.
- Manage subcontractor tendering, engagement, performance and commercial outcomes.
- Maintain oversight of project budgets, forecasting, variations, claims and cash flow.
- Coordinate design, services, procurement and construction activities to protect programme milestones.
- Identify construction, contractual and commercial risks early and implement practical solutions.
- Build trusted relationships with clients, consultants, subcontractors and internal stakeholders.
- Lead project, client and subcontractor meetings and provide clear, accurate reporting.
- Maintain high standards of WHS, quality, compliance and documentation.
- Drive practical completion, defects management, handover and final project close-out.

About you

- Proven experience as a Project Manager or Senior Project Manager working directly for a commercial head contractor or principal contractor.
- A successful track record delivering retail, office or comparable commercial projects from commencement to completion.
- Strong refurbishment and fit-out experience, ideally including live or operational environments such as supermarkets, department stores,



shopping centres or occupied offices.
- A background developed through contractor-side project delivery rather than predominantly client-side, consultancy or structural engineering roles.
- Tertiary qualifications in Construction Management, Building, Quantity Surveying or a closely related construction discipline.
- Strong knowledge of construction contracts, subcontractor procurement, cost control, forecasting and programme management.
- The leadership capability to coordinate site and commercial teams while remaining hands-on with project detail.
- Confident communication, negotiation and client-management skills.
- A practical, accountable approach with a consistent focus on safety, quality, programme and commercial performance.
