Commercial Manager | $120m Residential Project | Lower North Shore n

An exciting opportunity has arisen for an experienced Commercial Manager to join an award-winning construction company delivering a major $120M high-rise residential apartment project on Sydney’s Lower North Shore.

This is a senior project position with responsibility for the commercial performance of the project, providing an opportunity to take genuine ownership across procurement, cost management, subcontractor management and commercial strategy.

n

We are also open to speaking with experienced Contracts Managers as well as accomplished Senior Contracts Administrators ready to step into a Contracts/Commercial Manager role.

The Opportunity n

Working closely with the Project Director and wider construction team, you will take ownership of the commercial and contractual function across the project.

- Leading the commercial management of a $120m residential development
n
- Developing and managing procurement strategies and letting major subcontract packages
n
- Managing project cost reporting, forecasting and cash flow
n
- Managing subcontractor claims, variations, EOTs and contractual matters
n
- Reviewing scopes of work and ensuring comprehensive subcontract agreements
n
- Identifying and managing commercial and contractual risk
n
- Working closely with the project and site teams to achieve commercial and program outcomes
n
- Managing head contract requirements and client-side commercial matters
n
- Providing accurate commercial reporting to senior management
n
- Leading, mentoring and supporting Contracts Administrators within the project team
n
- Driving strong commercial processes throughout the project lifecycle
n

About You n





You will be an experienced construction commercial professional with a strong background delivering projects for a head contractor or builder/developer.

n

Ideally, you will have:

n

n
- Experience as a Commercial Manager, Contracts Manager or Senior Contracts Administrator
n
- Strong experience across residential, commercial or mixed-use construction
n
- Experience working on large-scale projects, ideally $80M+
n
- Strong procurement and subcontractor management capability
n
- Demonstrated experience with cost reporting, forecasting, variations and claims
n
- Sound understanding of construction contracts and commercial risk
n
- Experience with Jobpac, Procore or similar construction management systems
n
- Robust negotiation and stakeholder-management skills
n
- The ability to lead and mentor junior commercial staff
n
- A relevant qualification in Construction Management, Finance, Quantity Surveying, Engineering or similar
n

Previous Class 2 residential experience will be highly regarded, however candidates with strong commercial experience across other major building projects are also encouraged to apply.
