PAYG Paid Mortgage / Finance Broker-Mandarin Required
We are seeking a motivated and client-focused Mortgage / Finance Broker to join our team under a PAYG employment arrangement.
The successful candidate will be responsible for assisting clients with residential lending, refinancing, investment lending and related finance solutions, while ensuring a high standard of customer service, compliance and responsible lending practices.

The successful candidate will be responsible for assisting clients with residential lending, refinancing, investment lending and related finance solutions, while ensuring a high standard of customer service, compliance and responsible lending practices.
Key Responsibilities
Conduct client discovery meetings to understand financial circumstances, borrowing needs, objectives and long-term goals.
Assess client borrowing capacity, income, expenses, liabilities, credit history and supporting documents.
Research, compare and recommend suitable loan products from the approved lender panel.
Prepare, package and submit loan applications through relevant lender and aggregator systems.
Liaise with clients, lenders, assessors, valuers, solicitors, accountants and referral partners to progress applications through to approval and settlement.
Maintain accurate client records, compliance notes, file documents and CRM updates.
Provide regular updates to clients and internal stakeholders throughout the loan process.
Assist with post-settlement care, refinancing opportunities, annual reviews and ongoing client relationship management.
Develop and maintain referral relationships with real estate agents, accountants, financial planners and other business partners.
Meet agreed activity, conversion, settlement, customer service and compliance targets.
Compliance and Professional Standards
Comply with all applicable Australian credit legislation, including the National Consumer Credit Protection Act ****, responsible lending obligations, Best Interests Duty and conflict priority requirements.
Ensure all credit assistance is suitable, client-focused, properly documented and supported by reasonable inquiries, verified financial information and clear recommendation rationale.
Maintain complete file notes, product comparisons, client objectives, disclosure records, consent records and supporting documents sufficient for internal review, lender assessment, aggregator audit and regulatory scrutiny.
Follow internal policies, lender requirements, aggregator procedures, privacy obligations, data security requirements and anti-money laundering/counter-terrorism financing processes where applicable.
Identify, disclose and manage actual, potential or perceived conflicts of interest, including referral arrangements, commission structures, lender relationships and any incentive arrangements.




Protect client confidentiality and personal information at all times, including secure handling of identity documents, financial records, bank statements, payslips, tax information and loan application data.
Act honestly, efficiently and fairly, and maintain professional, ethical and client-first conduct in all dealings with clients, lenders, colleagues and referral partners.
Complete required training, continuing professional development, compliance attestations, supervision requirements, file audits and remedial actions as directed by the business, licensee or aggregator.
Required Qualifications and Experience
Certificate IV in Finance and Mortgage Broking is required or preferred, depending on licensing and business structure.
Diploma of Finance and Mortgage Broking Management is highly regarded.
Previous experience as a Mortgage Broker, Finance Broker, Credit Analyst, Parabroker or Loan Processor is preferred.
Strong understanding of Australian residential lending, lender credit policies and loan application processes.
Experience using CRM, loan origination, ApplyOnline or aggregator systems is advantageous.
Strong written and verbal communication skills in English; bilingual capability may be advantageous depending on client base.

PAYG Remuneration Structure
This role is offered as a PAYG employee position.
Remuneration may include a base salary, superannuation, and performance-based commission or bonus, subject to the employment agreement and company policy.
Any commission, bonus, trail or incentive arrangement should be clearly documented in the employment contract.
Employment Terms and Conditions
The role is offered as a PAYG employee position and is subject to the terms of the applicable employment agreement, workplace policies and any relevant Australian employment legislation.
Ordinary working hours, work location, hybrid or remote work arrangements, probation period and reporting requirements will be confirmed in the employment contract or letter of offer.
The employee must comply with company policies and procedures, including conduct, confidentiality, information security, client communication, record keeping, complaints handling, leave,



expenses and workplace health and safety policies.
Salary, superannuation, commission, bonus, trail or incentive entitlements will be paid only in accordance with the employment agreement, payroll rules and approved remuneration policy.
The employee may be required to participate in induction, supervision, coaching, compliance training, performance reviews and regular team meetings.
The employee must use approved business systems, email accounts, CRM records, document storage, lender portals and aggregator platforms when conducting work-related activities.
Any outside business activities, referral arrangements or potential conflicts must be disclosed and approved in accordance with company policy before they are undertaken.
Key Performance Indicators
Client activity:Complete an agreed number of qualified client consultations, discovery calls and needs assessments each week or month, as set by management.
Application pipeline:Maintain an active pipeline of pre-approvals, purchase applications, refinances and investment lending opportunities with accurate stage tracking in the CRM.
Conversion performance:Achieve agreed conversion targets from enquiry to appointment, appointment to application, application to approval and approval to settlement.
Settlement outcomes:Meet agreed monthly or quarterly settlement volume and loan value targets, subject to market conditions, lead flow, client suitability and responsible lending requirements.
Client service:Provide timely updates to clients at key milestones, respond to client enquiries within agreed timeframes and maintain a professional, client-first experience throughout the lending process.
Compliance quality:Maintain complete and accurate files, including client objectives, fact finds, supporting documents, product comparisons, recommendation rationale, disclosures, consents and file notes.
Audit results:Achieve satisfactory internal file review, licensee, aggregator or lender audit outcomes, and promptly complete any rectification actions identified through compliance reviews.
CRM and administration:Keep all client records, tasks, lender communications, application statuses, follow-up notes and settlement information accurate and up to date.
Referral and business development:Develop and maintain agreed referral partner relationships, generate repeat business opportunities and support client review or retention campaigns.
Post-settlement care:Complete agreed post-settlement check-ins, annual reviews, refinancing reviews and retention activities to support ongoing client relationships.
Training and career development:Complete required compliance training, lender training, CPD, product updates, internal coaching and system training within required timeframes.
Performance review:KPI targets will be set, monitored and reviewed regularly by management and may be adjusted based on role level, lead source, employment status, market conditions and business priorities.
