Job Description:Are you an experienced Senior Property Manager looking for a well-established portfolio, strong earning potential and the opportunity to work within a supportive real estate team?
This is an exciting opportunity to take ownership of a portfolio of approximately 180 properties, with no accounts responsibilities and a highly streamlined client base.With one long-standing owner holding over 100 properties across just 3–4 buildings, this portfolio offers a unique setup for an experienced Property Manager who enjoys autonomy, building strong client relationships and delivering exceptional service.About the role:As the Senior Property Manager, you'll take ownership of a residential portfolio of approximately 180 properties, managing the day-to-day requirements of landlords and tenants while ensuring the portfolio runs smoothly and efficiently.Key responsibilitiesManage a residential portfolio of approximately 180 propertiesBuild and maintain solid relationships with landlords and tenantsConduct routine inspectionsComplete ingoing and outgoing inspectionsManage leasing across the portfolioCoordinate repairs and maintenanceManage lease renewals and rent reviewsEnsure all properties remain compliant and well maintainedMaintain accurate portfolio records using PropertyTreeProvide a high level of service and communication to clientsWork autonomously while contributing to the wider Property Management teamSkills & experiencePrevious experience managing a residential Property Management portfolioSenior Property Management experience highly regardedCurrent NSW Certificate of Registration or Real Estate LicenceStrong organisation and time-management skillsExcellent landlord and tenant communication skillsConfidence managing a portfolio autonomouslyPropertyTree experience highly regardedStrong attention to detail and ability to prioritiseProfessional, reliable and proactive approachCurrent driver's licence and reliable vehicleBenefits & perks:Additional commission earning potential20% of one week's leasing feeManage an established portfolio of approximately 180 propertiesOver 100 properties held by one owner across just 3–4 buildingsNo accounts responsibilitiesMonday to Saturday opportunityMonday to Friday will be considered for the right candidateSupportive and established real estate environmentLong-term career opportunity for an experienced Property ManagerAbout the company:Our client is an established real estate business with a strong residential Property Management portfolio and long-standing client relationships.
