/n Cocco Property is searching for an experienced Property Manager with at least 2 years experience to run a small portfolio end to end and carry out general administrative office duties. Property Management duties include-

Drive to inspections & property sites - Must have a car (paid fuels for work)

Contacting prospective owners and securing new business

Creating marketing material
/n
- /n
Listing and showing available rental properties
/n
- /n
Processing rental applications and communicating with prospective tenants and owners
/n
- /n
Drawing up lease documents and arranging recent tenancies
/n
- /n
Responding to and arranging maintenance between tenants, owners and trades
/n
- /n
Reviewing rent arrears daily and carrying out standard rent arrears procedures
/n
- /n
Processing all invoices and invoicing tenancies as required
/n
- /n
Completing lease renewals
/n
- /n
Arranging and carrying out regular routine inspections
/n
- /n
Confirming and completing vacate inspections and finalising tenancies
/n
- /n
Arranging all compliances for properties such as Pool Compliance Certificates and Smoke Alarms
/n
- /n
Completing any RTA correspondence and arranging/attending QCAT as required
/n
- /n
Complete trust accounting and end of month processes
/n
- /n
Answering incoming calls and responding to general enquiries
/n
- /n
Cold calls
/n
- /n
Ad hoc job from Director for clerical paperwork - Emailing to clients and posting properties online
/n
- /n
Ensuring the office is kept clean and presentable for staff and visitors
/n
- /n
Collecting and distributing mail
/n
- /n
Preparing sales contracts and assisting the sales team when required
/n
/n
This role offers flexibility in the days and hours worked, provided a minimum of 18 hours per week is completed to manage weekly tasks and responsibilities. Occasional Saturday inspections may also be required for rental properties.

Ideally, we are looking for a Property Manager with experience using Property Tree and Inspect Real Estate, who is able to work autonomously, take initiative, and confidently take ownership of the role.

12 months experience in Property Management (minimum)

Have a car, allowance for fuel for inspection.

Current Certificate of Registration & QLD driver’s licence – for occasional travel

Impeccable customer service – verbal and written

Excellent organisational and time management skills
