About the role:

Reporting to the COO, theSales Manager (New Development)is responsible for driving the successful sell-down of new villa releases across Oak Tree's Armidale Martin Street and Taylor Street villages. The role leads all aspects of the sales function from initial enquiry through to settlement, ensuring every prospect is professionally engaged, every opportunity is actively pursued, and both villages maintain strong commercial momentum. This role is for a 12-Months Fixed Term Contract.

The successful candidate will be responsible for:

Meeting all agreed sales targets, including sell-down velocity and pricing outcomes, in line with the approved pricing schedule.

Support purchasers through the full buying process from enquiry to settlement, ensuring each stage is professionally managed and handover to the Village Management team is smooth.

Prepare and provide a proactive weekly sales report covering activity, pipeline status, key objections, competitor feedback, and any support needs from leadership.

Meet weekly with the Centralised Sales Lead to review performance, pipeline, priorities, and next.

Review all new enquiries daily from all inbound channels.

Enter all enquiries into the CRM accurately, maintaining correct stage allocation, current follow-up dates, and detailed interaction notes at all times.

Book and conduct quality sales appointments each week,



ensuring all tours are conducted as a formal appointment.

Build and maintain systematic relationships with key referral sources relevant to the 65+ demographic, including local professionals, community organisations, and others who influence or facilitate the decision to move into retirement living.

Maintain a visible and trusted presence in the Armidale community on behalf of both villages by supporting, attending and helping generate engagement through open days, expos, information sessions, and community events.

To be considered for this role you will have:

Minimum three years in a direct sales role, ideally within retirement living, land lease communities, seniors housing, or residential off-the-plan property preferred.

Demonstrated track record of meeting or exceeding sales targets in a consultative, high-touch environment with long buying cycles.

Experience managing a large active prospect database using a CRM system.

Relevant tertiary qualifications in business, property, or a related discipline are desirable but not essential where experience is strong.

Working knowledge of the retirement village sector and the lifestyle, financial, and emotional considerations relevant to the 55+ demographic preferred.

Proficiency in CRM systems (e.g. Podio or equivalent) for pipeline management, activity tracking, and reporting.

Familiarity with the NSW Retirement Villages Act 1999 and the disclosure and contract obligations that apply to the sales process, or a demonstrated ability to develop this knowledge quickly.

Competent in Microsoft Office and standard digital communication and reporting tools.
