Signature Projects Australia is a well-established property development business based in north-west Sydney, who has been in operation for the last 26 years and has in house architecture, project management, construction, sales and marketing capabilities and is seeking to employ an experienced Development Manager for its property development department.

The company has a significant pipeline of works of Home and Land packages and townhouses in north-west Sydney at various stages of design, construction and development.

The Candidate

We are seeking to employ a university qualified professional with Property Development/ Civil Engineer/ Surveying/ Construction Management/ Architecture background with at least 5 years’ experience in a similar role. Ideally you will have worked for a residential developer.

This role will provide motivated individuals the chance to take their career to the next level whilst being part of a high functioning and results driven team. The renumeration package of the successful candidate would be commensurate to the candidate’s qualifications and experience.

Duties and Responsibilities

1. Appointment and managing works of external Consultants: Appoint external consultants. Work with inhouse Architect and external Surveyor, Town Planner and Civil Consultant to assess and finalise the sub-division/ architectural plans, feasibility, development program and cashflow (prepared earlier during acquisition).

2. Lodging DA and procuring DA approval: Liaise with inhouse Architects and external Consultants. If required, appoint and liaise with Solicitors to lodge appeal for deemed refusal at LEC and participate in LEC determination including dealing with statutory authorities outside Council and with neighbours as required.

3. Sales & Marketing: Work closely with Sales & Marketing department/ external Consultants to establish a sales and marketing campaign including competitor analysis, pricing, design and production of sales and marketing materials and setting up of on-site Sales Office.



Decide on pricing and release of product in stages.

4. Exchange of contracts for sale: Liaise with Solicitor to have contract for sale prepared. Provide responses to Purchasers’ Solicitors’ queries leading to exchange of contracts.

5. Lodging & procuring Subdivision Works Certificate (SWC): Liaise with inhouse Architects, external Consultants and statutory authorities besides Council (Sydney Water. RFS, Endeavour Energy and Private Certifier (if applicable) etc to procure SWC approval.

6. Finance approval: Liaise with lenders to have term sheets approved based on valuation, QS estimate and pre-sales. Work with Solicitor to have the mortgage documented and executed and ready for the loan to be drawn down.

7. Subdivision works: Tender and let out contract for civil works based on SWC documentation. Monitor subdivision works and payment of invoices with external Superintendent.

8. Subdivision Certificate (SDC): Application and approval by Council of SDC upon completion of SWC.

9. Registration and settlement of subdivided lots/ townhouses: Liaise with Surveyor and LRS. Check settlement sheets along with internal Accountant.

10. Update feasibility, development program and cashflow: Do this on a monthly basis and provide input to Director and inhouse Accountants to prepare company level cashflow.

11. Developing and maintaining relationships: With internal and external stakeholders at all stages of the above works.
