About the role

The Junior Supplier Owner role is designed for early-career business development professionals who aspire to grow into full Supplier Owners. This position focuses on proactive supplier sourcing, project activation, commercial development, and measurable revenue generation rather than passive account maintenance or contract volume alone. This is an execution-focused role that requires regular market engagement, including field visits and direct business development activities throughout the Sydney market. Junior Supplier Owners are expected to develop strong commercial judgment, communication skills, relationship-management capabilities, and increasing ownership across the supplier lifecycle under management guidance.

Supplier Sourcing Expectations

This role is focused primarily on developing new supplier relationships rather than managing a pre-assigned portfolio of mature supplier accounts.

Key Responsibilities

The Junior Supplier Owner will be expected to actively source and engage potential supplier partners through market-driven business development activities, including:

- Field sourcing and in-person visits
- Cold outreach and direct prospecting
- Outbound communication through email and telephone
- Professional networking and business development platforms
- Market research and identification of new supplier opportunities
- Initial supplier qualification and relationship development

Responsibilities include initiating supplier relationships, presenting the Uhomes platform and value proposition, progressing commercial discussions, and supporting Contract 2.0 negotiations under management guidance.

During the early stages of the role, when supplier volume is limited, the employee may also be assigned selected onboarding and supplier-support responsibilities, including basic system coordination and service-level follow-up. These activities are intended to provide the employee with a comprehensive understanding of the supplier lifecycle.

1. Supplier Sourcing and Activation

- Identify, source, and engage prospective supplier partners.
- Conduct outbound business development activities across the Sydney market.
- Develop and maintain a qualified supplier pipeline.
- Advance supplier opportunities from initial contact through commercial discussion and platform launch.
- Support projects through to actual move-in and revenue generation.
- Maintain accurate records of supplier interactions, opportunities, and project status.
- Identify market trends and recent supplier opportunities that may support business growth.

2. Contract and Onboarding Support

- Support the execution of Contract 2.0 under management guidance.
- Assist with the completion of required contract documentation and appendices.
- Coordinate with internal teams to support successful supplier onboarding and launch.
- Ensure required information is accurately collected and recorded.
- Escalate contractual, operational, or compliance issues to management when appropriate.

3. Supplier Governance and Service Awareness

- Learn and apply Uhomes supplier tiering, quality, and service standards.
- Monitor basic supplier service-level performance.
- Identify and escalation service, quality, or compliance concerns.
- Flag low-quality, inactive, or potentially non-compliant supplier resources to management.
- Support continuous improvement of supplier quality and service delivery.

4. Market Development and Field Engagement

- Conduct regular market visits and in-person supplier meetings throughout Sydney.
- Develop professional relationships with relevant property, accommodation, and supplier stakeholders.
- Represent Uhomes professionally in external business interactions.
- Participate in industry, networking,



and business development activities as directed.
- Maintain appropriate records of external meetings and business development activities.

Performance Expectations

Success in this role will be evaluated based on a combination of activity, quality, commercial outcomes, and professional development.

Key performance considerations include:

- Development of a qualified supplier pipeline.
- Successful initiation and progression of supplier relationships.
- Successful supplier and project activation.
- Projects progressing toward verified move-in revenue.
- Quality and sustainability of supplier relationships.
- Accuracy and timeliness of documentation and internal coordination.
- Demonstrated commercial judgment and problem-solving.
- Increasing independence and ownership.
- Consistent adherence to company policies, procedures, and compliance requirements.
- Contribution to team and company business development objectives.

Specific performance targets, KPIs, and incentive measures may be established and communicated separately by management and may be adjusted from time to time based on business requirements.

Hours of Work

This is a full-time position.

The employee’s ordinary hours of work will generally be 38 hours per week, Monday through Friday , subject to the applicable employment instrument, employment contract, and business requirements.

Because this position involves market visits, supplier meetings, and business development activities, working hours may vary within reasonable limits based on business requirements.

Additional hours may be required where they are reasonable and permitted under applicable Australian workplace laws and any applicable modern award or enterprise agreement.

Where overtime, penalty rates, allowances, or other additional payments are legally required under an applicable award, enterprise agreement, or other employment instrument, Uhomes will provide those entitlements in accordance with applicable requirements.

Employees have rights under Australian workplace law regarding unreasonable additional hours and the right to disconnect outside working hours, subject to applicable exceptions and circumstances.

Compensation

Base Salary

A$68,000 to A$70,000 per annum, depending on experience and qualifications.

The stated salary is the employee’s base salary and is subject to applicable taxation and statutory deductions.

Superannuation will be provided in addition to base salary unless the employment contract expressly states otherwise and the arrangement is legally compliant with applicable superannuation and employment requirements.

Uhomes will ensure that the employee receives at least the applicable minimum rate of pay for all hours worked, including any higher minimum rates, overtime, penalty rates, allowances, or other entitlements that may apply under an applicable modern award or enterprise agreement.

Performance-Based Bonus

The employee may be eligible to participate in a company performance incentive program.

The current incentive framework may include:

- Base performance incentive opportunity of up to A$500 per month
- Project performance multiplier ranging from 1.0 to 1.6
- Maximum monthly incentive opportunity of A$800

Eligibility and payment will be determined in accordance with the applicable incentive plan and its terms.

Any incentive plan will be administered consistently with applicable Australian employment, taxation, superannuation, and workplace laws.

Leave and Time Off

Annual Leave

Full-time employees are entitled to 4 weeks of paid annual leave per year , accruing progressively in accordance with the National Employment Standards and any applicable modern award or enterprise agreement.

For an employee working a standard five-day week, this is generally equivalent to 20 working days per year.

Annual leave will be administered in accordance with Australian workplace legislation, the applicable employment instrument, and company policy.





Any unused annual leave will be dealt with upon termination in accordance with applicable law.

Personal/Carer’s Leave

Full-time employees are entitled to 10 days of paid personal/carer’s leave per year , accruing progressively in accordance with the National Employment Standards.

Personal/carer’s leave may be used where permitted by law, including when an employee is unfit for work due to personal illness or injury or needs to provide care or support to an eligible family or household member.

Evidence may be required where permitted by applicable law and company policy.

Public Holidays

Employees are entitled to public holiday entitlements in accordance with the National Employment Standards and applicable New South Wales public holiday requirements.

Where an employee is required and lawfully permitted to work on a public holiday, applicable payment, substitution, or other entitlements will be administered in accordance with the applicable employment instrument and Australian workplace law.

Long Service Leave

Employees may become entitled to long service leave in accordance with applicable New South Wales legislation.

Other Statutory Leave

Employees may also be entitled to other forms of leave under the National Employment Standards and applicable Australian legislation, including where applicable:

- Parental leave
- Compassionate leave
- Family and domestic violence leave
- Community service leave
- Jury duty or other applicable community service leave
- Unpaid carer’s leave
- Other statutory leave introduced or amended under applicable legislation

Uhomes will administer statutory leave in accordance with applicable Australian workplace requirements.

Business Travel and Expenses

Because this position involves field-based business development, the employee may be required to travel within Sydney and, where reasonably required, to other locations for legitimate business purposes.

Uhomes will reimburse reasonable and properly documented business expenses that are:

- Pre-approved where required;
- Reasonably incurred for legitimate business purposes; and
- Submitted in accordance with the company’s expense reimbursement policy.

Employees are expected to comply with applicable company travel, expense, health and safety, and vehicle-use requirements when conducting business activities.

Work Location and Remote Work

The primary work location for this position is Sydney, New South Wales, Australia .

The role may involve a combination of:

- Remote work;
- Supplier visits;
- In-person meetings;
- Field business development activities; and
- Other business locations as reasonably required.

Remote work arrangements are subject to company approval, operational requirements, performance expectations, confidentiality requirements, and applicable workplace health and safety obligations.

Right to Disconnect

Uhomes recognises employees’ rights under Australian workplace law regarding contact outside their working hours.

Employees may have the right to refuse to monitor, read, or respond to work-related contact outside working hours where the refusal is reasonable, subject to applicable legislation, the employee’s role and responsibilities, business circumstances, and any applicable award or agreement.
